An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located 4827 11th Avenue (parcel # 032-017-005) from GC (General Commercial)

Zoning District to SFR4 (Single Family Residential 4) Zoning District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department is hereby

amended by changing the aforementioned property from GC (General Commercial)

Zoning District to SFR4 (Single Family Residential 4) Zoning District:



Parcel One:

ALL that tract or parcel of land, situate, lying and being in the State of

Georgia, County of Muscogee, and being known and distinguished as LOT SEVEN

(7), BLOCK ?E?, of that Subdivision of land known as BEALLWOOD HEIGHTS

according to a map or plat recorded in the Office of the Clerk of Superior

Court of Muscogee County, Georgia, in Plat Book 9, Page 5. The lot fronts 50

feet on the northwesterly line of 11th Avenue (as shown as 5th Avenue on said

map or plat) and running squarely back therefrom with uniform width, the depth

of 140 feet and is the identical property upon which is situated house number

4827 11th Avenue, Columbus, Georgia, according to the present system of

numbering houses in Columbus, Georgia.



The above-described property is being rezoned with the following conditions:



1. The category A buffer requirements of the UDO are waived for this

residential property on all parcel lines that abut GC zoning districts.

on the 12th day of July, 2016; introduced a second time at a regular meeting of

said Council held on the day of ____________,

2016 and adopted at said meeting by the affirmative vote of members

of said Council.
