An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changing certain portions of a district

known as the Midtown Columbus single family residential properties, from RMF2

(Residential Multi-Family 2); RO (Residential-Office); and NC (Neighborhood

Commercial) Districts to SFR2 (Single Family Residential 2); SFR3 (Single

Family Residential 3); and SFR4 (Single Family Residential 4) Districts.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



SECTION 1.



That the Zoning Atlas on file with Planning of the Development Resource

Center be, and the same is hereby amended by changing the following described

property from RMF2 (Residential Multi-Family 2); RO (Residential-Office); and

NC (Neighborhood Commercial) Districts to SFR2 (Single Family Residential 2);

SFR3 (Single Family Residential 3); and SFR4 (Single Family Residential 4)

Districts:



1. The following properties shall be rezoned to SFR2:

Tax Map 026 Block 021 Parcel 002

Tax Map 185 Block 031 Parcel 008

Block 038 Parcels 001, 002, 003, & 033

Block 039 Parcel 002

Block 042 Parcels 002 & 003

Tax Map 184 Block 005 Parcel 002

Block 007 Parcels 017, 018, 019, & 020



2. The following properties shall be rezoned to SFR3:



Tax Map 067 Block 037 Parcels 002, 005, 006, 007, 008, 011,

& 014

Tax Map 185 Block 029 Parcel 002

Block 046 Parcel 002

Block 047 Parcel 015

Block 048 Parcels 011 & 012

Block 049 Parcels 006, 008, & 011



3. The following properties shall be rezoned to SFR4:



Tax Map 184 Block 006 Parcels 001, 003, 013, 015, 018, & 021

Block 007 Parcels 007, 008, & 009

Tax Map 185 Block 040 Parcels 003, 004, 005, & 006

Block 041 Parcel 004

Block 042 Parcels 004, 004A, 013, & 015

Block 043 Parcels 022, 023, & 025



The above-described SFR4 properties are being rezoned subject to the

following conditions:



A. All subject properties located on Tax Map 184, Block 006 shall have

a minimum lot size of 5,000 square feet and a minimum lot width of 50 feet.

B. All subject properties on Tax Map 185, Block 040 shall have a minimum lot

size of 5,000 square feet and a minimum lot width of 50 feet.



C. All subject properties on Tax Map 185, Block 042 shall have a minimum lot

size of 4,400 square feet and a minimum lot width of 50 feet.



D. All subject properties on Tax Map 185, Block 043 shall have a minimum lot

size of 4,700 square feet and a minimum lot width of 50 feet.



SECTION 2.



All historic district boundaries and regulations applicable to the properties

subject to rezoning shall remain in full force and effect.



SECTION 3.



All ordinances or parts of ordinances in conflict with this ordinance are

hereby repealed.

held on the 23rd day of July, 2013; introduced a second time at a regular

meeting of said Council held on the day of , 2013 and adopted at

said meeting by the affirmative vote of members of said Council.
