Planning Advisory Commission's Recommendation: Conditional Approval based on the fact that it

condition is the minimum lot size shall be 6,500 square-feet.

rezoning request.



Buffer Requiremnts

The proposed development shall not be required to install a buffer along the

property lines bordering SFR2 and SFR3 zoning districts.



Attitude of Property Owners: Thirty-three (33) property owners within 300 feet were

notified of the rezoning request. The Planning Department has not received any

comments in opposition to this request.



Additional Information: Please reference the aerial map attached to the report. The

single-family residence located at 7005 Hunter Hill Court is encroaching on the

subject property. As a result the square-footage of the subject property does

not meet the minimum lot size requirements for the SFR3 zoning district in

order to be legal conforming lot.

The applicant is requesting to rezone property located at 7007 Hunter Hill

Court to SFR3 (Single Family Residential 3) with a condition to permit a

minimum lot size of 6,500 square feet. The applicant is proposing to re-plat

the lot in order to build a single-family residence.

The Unified Development Ordinance requires a minimum lot size of 7,500

square-feet for SFR3 (Single Family Residential 3) Zoning Districts.
