An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 803, 807, and 809 28th Street from RMF2 (Residential Multi-Family 2)
District to GC (General Commercial) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from RMF2 (Residential
Multi-Family 2) District to GC (General Commercial) District:
BEGINNING at a point which is the northeast corner of the intersection of 28th
Street and Jones Avenue; thence running in a northerly direction along the east
side of Jones Avenue a distance of 156.0 feet to a point conveyed from lands
now or formerly owned by Stone; thence running in an easterly direction along
the south line of the lands now or formerly owned by Stone a distance of 50.0
feet to a point; thence running in a southerly direction along a line parallel
to the east line of Jones Avenue a distance of 156.0 feet to a point on the
northern side of 28th Street; thence running in a westerly direction along the
north side of 28th Street a distance of 50.0 feet to a point at the northeast
corner of the intersection of 28th Street and Jones Avenue which point is the
POINT OF BEGINNING.
And
All that lot, tract, and parcel of land situate, lying and being in Columbus,
Muscogee County, Georgia, being known and designated as PART OF LOTS ONE (1),
TWO (2), and THREE (3), BLOCK FOUR (4), L.T. JONES SURVEY OF THE PHILLIPS
LANDS, as shown on a map or plat of said survey recorded in Deed Book ?VV?,
Folio 98, in the Office of the Clerk of the Superior Court of Muscogee County,
Georgia, and being more particularly described as follows:
BEGINNING at the north side of 28th Street at a point 50 feet east of the
northeast corner of the intersection of 28th Street and Jones Avenue, and
thence running northeasterly, parallel to the eastern side of Jones Avenue,
156.0 feet to the north line of said Lot 1, in Block 4, of said Survey; thence
running east, 50.0 feet; thence running southwesterly 156.0 feet to the north
side of 28th Street; and thence running west, along the north side of 28th
Street, 50.0 feet to the POINT OF BEGINNING.
And
All that lot, tract, and parcel of land situate, lying and being in Columbus,
Muscogee County, Georgia, being known and designated as PART OF LOTS NUMBERED
1, 2, 3, 4, and 5, in BLOCK NUMBERED 4 of the L.T. JONES SURVEY OF THE PHILLIPS
LANDS, as shown on a map or plat of said survey recorded in Deed Book ?VV?,
Folio 98, in the Office of the Clerk of the Superior Court of Muscogee County,
Georgia, and being more particularly described as follows:
BEGINNING at the north side of 28th Street at a point 100 feet east of the
northeast corner of the intersection of 28th Street and Jones Avenue; thence
running northeasterly, parallel to the southeastern side of said Jones Avenue,
156.0 feet to the north line of said Lot #1 of Block #4 of said Survey; thence
running easterly, parallel with the northern line of 28th Street and along the
northern line of said Lot #1, 50.0 feet to the northeast corner of said Lot #1;
thence running southwesterly in a line parallel with the southeastern line of
Jones Avenue, 52.0 feet to a point; thence running easterly, parallel with the
northern line of 28th Street, 3 feet; thence running southwesterly, in a line
parallel with the southeastern line of Jones Avenue, 104.0 feet to a point on
the northern line of 28th Street, which point is 147.0 feet westerly, as
measured along the northern line of 28th Street, from the northwest corner of
the intersection of 28th Street and Hamilton Road; and thence running westerly,
along the northern line of 28th Street, 53.0 feet back to the POINT OF
BEGINNING.

Introduced at a regular meeting of the Council of Columbus, Georgia held on
the 16th day of January, 2007; introduced a second time at a regular meeting of
said Council held on the 16th day of January, 2007 and adopted at said meeting
by the affirmative vote of members of said Council.
