An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 3701 and 3705 Weems Road (Parcel #?s 071-007-005, 071-007-006) from
NC (Neighborhood Commercial) and GC (General Commercial) with conditions to GC
(General Commercial) Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department is hereby
amended by changing the aforementioned property from NC (Neighborhood
Commercial) and GC (General Commercial) with conditions to GC (General
Commercial) Zoning District:
Parcel One:
BEGIN at an iron stake marking the intersection of the northerly line of Weems
Road and the easterly line of Effingham Way; thence North 01 degree 42 minutes
00 seconds West, along the easterly line of Effingham Way, 57.24 feet to an
iron stake; thence along said street line, along the arc of counterclockwise
curve (said arc having a radius of 578.92 feet and being subtended by a 118.38
foot chord bearing North 07 degrees 34 minutes 35 seconds West), 118.59 feet to
an iron stake; thence South 01 degree 42 minutes 00 seconds East, 175.00 feet
to an iron stake on the northerly line of Weems Road; thence South 88 degrees
18 minutes 00 seconds West, along the northerly line of Weems Road, 250.00 feet
to an iron stake and the POINT OF BEGINNING, containing 1.015 acres.
The above-described property is rezoned subject to the following condition:
1. A 10-foot buffer with shrubs and ornamental grasses per 100 linear feet as
specified by the Planning Department and a wood fence or masonry wall shall be
maintained by the developer and any successor in title.

Weems Road. LOS should remain at B for Weems Road.

Buffer Requirements
The site shall include a category A buffer along all property lines bordered by
the RMF2 zoning district. The 3 options under category A are:
1) 5 feet with a certain amount of canopy trees, under story trees, and shrubs
/ ornamental grasses per 100 linear feet.
2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear
feet and a wood fence or masonry wall.
3) 20 feet undisturbed natural buffer.
Attitude of Property Owners: Forty-one (41) property owners within 300 feet of the
subject properties were notified of the rezoning request. The Planning
Department received two calls and zero emails regarding the rezoning.
