SUBJECT: Lease Agreement ? Bulldog Bait and Tackle ? Rotary Park

Recommendation: Approval is requested to enter into a new lease agreement with
Ferrell D. Williams and Joyce H. Williams for the property described as Bulldog
Bait and Tackle Shop located at Rotary Park, 1300 Victory Drive, Columbus.
Background: The original lease for Bulldog Bait and Tackle Shop was
transferred to Mr. and Mrs. Williams in 1997. In 1999 a new lease agreement was
executed, and the tenants agreed to construct a new bait and tackle shop at the
site in Rotary Park for approximately $75,000. The building was constructed by
the tenants, and a new agreement was executed in 2001 stating they agreed to
keep ownership and maintenance responsibilities of the building and lease the
land from the City for 15 years (June 1, 1999 ? June 1, 2014), with an option
to renew for an additional 5 years. In 2014, the lease agreement was extended
through June 1, 2019. Mr. and Mrs. Williams are requesting to extend the lease
agreement for an additional 5 years with the same terms. The tenant currently
leases the land for $400 per month.
Analysis: The property is currently being leased and maintained by the
tenants. The City currently has no plans for the property in the near future.
Financial Considerations: The City will continue to receive the $400 per month
lease payment ($24,000 over the 5-year term). All costs associated with any
improvements, the operation and maintenance of the building will be the
responsibility of the tenant.
Legal Considerations: The City Attorney will review and approve all agreements
prior to execution.
Recommendations/ Actions: Approve the attached Resolution to enter into a new
lease agreement with Ferrell D. Williams and Joyce H. Williams for the property
described as Bulldog Bait and Tackle located at Rotary Park, 1300 Victory
Drive, Columbus for the operation of a bait and tackle shop.

A RESOLUTION TO ENTER INTO A LEASE AGREEMENT FOR BULLDOG BAIT AND TACKLE SHOP
AT ROTARY PARK
WHEREAS, the property located at Rotary Park, 1300 Victory Drive, Columbus, is
currently being leased by Ferrell D. Williams and Joyce H. Williams for the
operation of Bulldog Bait and Tackle Shop; and,
WHEREAS, the current lease agreement will expire on June 1, 2019; and,
WHEREAS, Mr. and Mrs. Williams have requested to enter into a new lease
agreement with the same terms for 5 years through 2024 with the current rent of
$400 per month; and,
WHEREAS, the tenants will be responsible for all improvements, operations and
maintenance costs associated with the building.
NOW, THEREFORE, THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY RESOLVES AS
FOLLOWS:
The City Manager is hereby authorized to execute the new lease agreement with
Ferrell D. Williams and Joyce H. Williams for the property described as Bulldog
Bait and Tackle Shop per the terms described above.
Introduced at a regular meeting of the Council of Columbus, Georgia,
