An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 8050 Whitesville Road from SFR2 (Single Family Residential 2)

District to SFR4 (Single Family Residential 4) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the

same is hereby amended by changing the following described property from SFR2

(Single Family Residential 2) District to SFR4 (Single Family Residential 4)

District:



All those lots, tracts or parcels of land situate, lying and being in Land Lots

273 and 291, 19th District, Muscogee County, Georgia, being known and

designated as all of ?TRACT II?, containing 5.625 acres, as said TRACT II is

shown on that certain map or plat entitled ?Survey for Mr. Richard Chaplin,

Part of Land Lots 60 and 61, 8th District and Part of Land Lots 272, 273, 291,

and 292, 19th District, Muscogee County, Georgia?, prepared by Aldridge, Moon &

Associates, dated July 6, 1965, revised December 14, 1971, a copy of said map

or plat being recorded in Plat Book 51, Folio 27, of the records in the Office

of the Clerk of the Superior Court of Muscogee County, Georgia, to which

reference is made for the specific location and dimension of said lot.



The above-described property is being rezoned with the following conditions:



A maximum of 19 new buildable lots shall be permitted. The existing home on the

property subject to rezoning shall be preserved as a 20th lot.



Minimum side setbacks of eight feet shall be required for each new lot.



A 15-foot front setback shall be permitted for each new lot.



The existing buffer of Magnolia trees on Whitesville Road shall not be

disturbed by the developer other than for construction ingress or egress.



A minimum 15-foot natural buffer shall be maintained at the rear of each new

lot. Developer shall remove no more trees or vegetation than necessary for

construction on said buffer.

Introduced at a regular meeting of the Council of Columbus, Georgia held on

the 17th day of January, 2006; introduced a second time at a regular meeting of

said Council held on the day of __ , 2006 and adopted at said

meeting by the affirmative vote of members of said Council.
