AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at the Southwest Portion of 5576 River Road from SFR2 (Single Family
Residential 2) Zoning District to NC (Neighborhood Commercial) Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and
the same is hereby amended by changing the aforementioned property from SFR2
(Single Family Residential 2) Zoning District to NC (Neighborhood Commercial)
Zoning District:
All that tract or parcel of land lying in and being part of Land Lots 85 & 86,
8th District, Columbus, Muscogee County, Georgia and being more particularly
described as follows:
BEGIN at a concrete monument marking the intersection of the northerly line of
J. R. Allen Parkway and the easterly line of River Road; thence northwesterly
along the easterly line of River Road, along the arc of a clockwise curve (said
arc having a radius of 1785.08 feet and being subtended by a 246.82 foot chord
bearing North 22 degrees 41 minutes 55 seconds West), 247.02 feet to a drill
hole; thence North 18 degrees 25 minutes 55 seconds West, along the easterly
line of River Road, 216.76 feet to a point on the 337 contour on the southerly
side of Roaring Branch; thence leaving River Road, run northeasterly along said
337 contour, 1142 feet, more or less, to a point; thence leaving the 337
contour, South 18 degrees 25 minutes 55 seconds East, 448.2 feet to a concrete
monument on the northerly line of J. R. Allen Parkway; (next 3 calls are along
the northerly line of 1. R. Allen Parkway) thence South 64 degrees 54 minutes
01 second West, 364.06 feet to an iron stake; thence South 41 degrees 53
minutes 37 seconds West, 414.61 feet to a concrete monument; thence South 58
degrees 54 minutes 23 seconds West, 110.57 feet to a concrete monument at the
point of beginning; containing 8.2 acres more or less.
