An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 5064 Warm Springs Road from SFR1 (Single Family Residential 1)
District to RO (Residential Office) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the
same is hereby amended by changing the following described property from SFR1
(Single Family Residential 1) District to RO (Residential Office) District:
All that certain property situated and being in Muscogee County, Georgia, lying
in Land lot 4 of the Eighth Land District and Land Lot 4 of the Ninth Land
District of said County, being known and designated as PART OF LOT NUMBERED
FIVE (5), EAST SIDE ACRES, as said lot is shown upon a map or plat of said
Subdivision recorded in Deed Book 128, Folio 25 in the office of the Clerk of
the Superior Court of Muscogee County, Georgia, and located within the
following metes and hounds;
BEGINNING at an iron pin located on the southeasterly line of the 82 foot right
of way of Warm Spring Road at a point 327.43 feet northeasterly, as measured
along the southeasterly line of said 82 foot right of way of Warm Spring Road,
from a concrete monument located at the northernmost comer of the mitered
intersection of the southeasterly line of said 82 foot-right of way of Warm
Springs Road with the northeasterly line of McCaghren Drive, and from said
Point of Beginning running thence North 26?50'45" East, along the southeasterly
line of said 82 foot right of way of Warm Springs Road, a distance of 59.84
feet to an iron pin; running thence South 64?26'45" East a distance of 441.15
feet to an iron pin; running thence South 21 ?09' 45" West a distance of60.14
feet to an iron pin; and running thence North 64?25'45" West, along the
Southwesterly line of said Lot 5, a distance of 447.10 feet back to the said
Point of Beginning. There is now situated upon said property dwelling numbered
5064 Warm Springs Road according to the present system of numbering dwellings
in Columbus, Georgia.
The above-described property is being rezoned with the following conditions:
1. No storage of vehicles, equipment, materials or chemicals shall be permitted
on the property subject to rezoning.
2. A 20-foot undisturbed natural buffer shall be maintained by the developer
along and adjacent to the west property line of 5209 Spinnaker Court.

held on the 14th day of April, 2009; introduced a second time at a regular
meeting of said Council held on the day of __________, 2009 and
adopted at said meeting by the affirmative vote of members of said
Council.
