Buffer Requiremnts

The Unified Development Ordinance does not require the proposed development to

place a vegetative buffer nor a fence along the property lines bordered by SFR3

(Single Family Residential 3) zoning district.



Attitude of Property Owners: Twenty-nine (29) Property owners within 300 feet of the

subject properties were notified of the rezoning request. The Planning

Department has not received any comments in opposition to the request.



Additional Information: The applicant has requested to rezone the aforementioned properties

from SFR1 (Single Family Residential 1) to SFR3 (Single Family Residential 3)

zoning district. The applicant is proposing to subdivide the properties into

three lots. The proposed lots would exceed the minimum lot size of 7,500

square foot in a SFR3 (Single Family Residential 3) zoning district.

Furthermore the proposed lots would exceed the minimum lot width of 60 foot in

a SFR3 (Single Family Residential 3) zoning district. The applicant is

proposing to construct single-family dwellings on the properties.
