AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government of
Columbus, Georgia; this amendment changes certain boundaries of a district
located fronting on the Corner of Dirk Way and Timberlane Drive *Reference
Parcel I.D. #094-001-034 from SFR2 (Single Family Residential 2) District to
SFR3 (Single Family Residential 3) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the same is
hereby amended by changing 11.61 acres of the following described property from
SFR2 (Single Family Residential 2) District to SFR3 (Single Family Residential
3):
BEGINNING at a point located at the comer of lots 14, 19, 13 and 20 and from
said points running north 87 degrees and 52 minutes 40 seconds west a distance
of 556.42 feet to a point which marks the true POINT OF BEGINNING; thence going
north 07 degrees 51 minutes 22 seconds west a distance of 62.39 feet to a
point; thence going south 87 degrees 52 minutes 40 seconds east a distance of
90.70 feet to a point; thence going north 04 degrees 09 minutes 42 seconds west
for a distance of 187.16 feet to a point; thence going north 09 degrees 56
minutes 25 seconds west for a distance of 101.87 feet to a point; thence going
north 01 degree 16 minutes 25 seconds west a distance of 172.69 feet to a
point; thence going north 06 degrees 55 minutes 14 seconds west a distance of
63.41 feet to a point; thence going north 88 degrees 09 minutes 16 seconds west
a distance of 475.04 feet to a point; thence going north 05 degrees 09 minutes
38 seconds east a distance of 25.90 feet to a point; thence going north 87
degrees 41 minutes 22 seconds west a distance of 370.54 feet to a point; thence
going south 00 degrees 08 minutes 41 seconds east a distance 606.51 feet to a
point; thence going south 87 degrees 39 minutes 16 seconds east a distance of
124.89 feet to a point; thence going south 87 degrees 39 minutes 19 seconds
east a distance of 386.39 feet to a point; thence going south 87 degrees 31
minutes 53 seconds east a distance of 163.32 feet to a point; thence going
south 87 degrees 52 minutes 40 seconds east a distance of 127.68 feet to the
point of beginning.
The above-described properties are being rezoned with the following conditions:
1. Smoke and Noise disclosure statements shall be included in closing
information before sale of a home in the subject development.
