An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 3160 Primrose Road from SFR3 (Single Family Residential 3) Districts
to PUD (Planned Unit Development) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the
same is hereby amended by changing the following described property from SFR3
(Single Family Residential 3) Districts to PUD (Planned Unit Development)
District:
All that tract or parcel of land lying in and being part of Land Lots 12 & 29,
8th District, Columbus, Muscogee County, Georgia and being more particularly
described as follows:
Commence at an iron stake marking the intersection of the northerly line of
Macon Road and the easterly line of Primrose Road; thence North 04 degrees 50
minutes 52 seconds West, along the easterly line of Primrose Road, 619.60 feet
to an iron stake at the POINT OF BEGINNING; thence North 04 degrees 50 minutes
52 seconds West, along the easterly line of Primrose Road, 541.92 feet to an
iron stake; thence leaving said road, North 88 degrees 39 minutes 57 seconds
East, 207.53 feet to an iron stake; thence South 02 degrees 13 minutes 07
seconds East, 100.0 feet to an iron stake; thence South 86 degrees 15 minutes
36 seconds East, 888.20 feet to an iron stake; thence South 87 degrees 50
minutes 41 seconds East, 143.11 feet to an iron stake; thence South 01 degree
42 minutes 00 seconds East, 265.80; thence southeasterly and southerly along
the arc of a clockwise curve (radius equals 150 feet) 148.60 feet to an iron
stake; thence South 03 degrees 50 minutes 47 seconds East, 25.26 feet to an
iron stake; thence South 82 degrees 32 minutes 16 seconds West, 565.94 feet to
an iron stake; thence South 82 degrees 32 minutes 16 seconds West, 81.63 feet
~o an iron stake; thence North 82 degrees 09 minutes 59 seconds West, 222.51
feet to an iron stake; thence North 83 degrees 37 minutes 29 seconds West,
212.47 feet to an iron stake; thence North 73 degrees 44 minutes 09 seconds
West, 215.14 feet to an iron stake on the easterly line of Primrose Road and
the POINT OF BEGINNING.
The above-described property is being rezoned with the following conditions
(major amendments):
(1) The minimum perimeter buffer along the north property line of Lot 1 (as
shown on the attached site plan) abutting nonresidential future land-uses shall
be ten (10) feet.
(2) The minimum perimeter buffer along the east property line of Lot 1 and
northeast part of Lot 2 (as shown on the attached site plan) abutting
nonresidential future land-uses shall be ten (20) feet.
(3) The minimum perimeter buffer along the north property lines of Lots 5
through 19 and the east property lines of Lots 19 through 22 (as shown on the
attached site plan) abutting nonresidential future land-uses shall be ten (20)
feet.
