An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 4000 Wooldridge Road from RE1 (Residential Estate 1) District to LMI

(Light Manufacturing / Industrial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from RE1 (Residential

Estate 1) District to LMI (Light Manufacturing / Industrial) District:



Beginning at the intersection of Land Lots 229, 230, 235, and 236 and running

thence North 02 degrees 44 minutes 38 seconds East a distance of 200.0 feet to

an iron stake; thence run along the south right-of-way line of Wooldridge Road

along a radius to the right of 769.89 feet an arc distance of 479.56 feet to an

iron stake; thence running South 02 degrees 44 minutes 38 seconds West a

distance of 441.21 feet to an iron stake; thence running North 87 degrees 15

minutes 22 seconds West a distance of 413.93 feet to an iron stake; thence

running North 02 degrees 44 minutes 38 seconds East a distance of 467.71 feet

to the point of beginning.



The above-described property is being rezoned with the following conditions:



1. The commercial driveway shall meet intersection sight distance requirements

for 45 miles per hour.



2. The property shall be restricted to the following principal uses: Production

greenhouse and maintenance division operation.



3. Developer or owner shall maintain a 75-foot undisturbed natural buffer as

provided in the Category D buffer, Option 3.

Introduced at a regular meeting of the Council of Columbus, Georgia

held on the 31st day of October, 2006; introduced a second time at a regular

meeting of said Council held on the day of ________ , 2006 and

adopted at said meeting by the affirmative vote of ______ members of said

Council.
