AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 2866 South Lumpkin Road from SFR2 (Single Family Residential 2)
zoning district to PMUD (Planned Mixed Unit Development) zoning district.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the
same is hereby amended by changing the following described property from SFR2
(Single Family Residential 2) zoning district to PMUD (Planned Mixed Unit
Development) zoning district:
All that certain tract of land containing 60.79 acres located in Land Lots 36,
37, 54 and 55 of the 7th Land District, Columbus, Muscogee County, Georgia, and
being more particularly described as follows according to the Plat for The
National Infantry Foundation prepared by Barrett-Simpson, Inc., Engineers &
Land Surveyors of Phenix City, Alabama dated 4 August, 2008, revised 10
February, 2010:
Starting at an iron pin at the intersection of the West right of way of Fort
Benning Boulevard and the North line of Land Lot 37 of the 7th Land District of
Muscogee County, Georgia, being a point on the boundary of the Fort Benning
Military Reservation, go along the North line of said Land Lot 37 and the
boundary of the Fort Benning Military Reservation North 88 degrees 47 minutes
39 seconds West 12.45 feet to a concrete monument which lies 50 feet West of
the centerline of the Southbound lane of Fort Benning Boulevard, as measured at
right angles thereto; thence continue along the North line of Land Lot 37 North
88 degrees 47 minutes 39 seconds West 401.06 feet to an iron pin, also being
the POINT of BEGINNING; thence South 20 degrees 37 minutes 05 seconds West
936.78 feet to an iron pin; thence South 20 degrees 36 minutes 04 seconds West

770.61 feet to an iron pin; thence a curve, concave Easterly, having a radius
of 5786.81 feet, an arc length of 397.44 feet, and a chord of South 18 degrees

South Lumpkin Road; thence along the East right of way of South Lumpkin Road

continue along the East right of way of South Lumpkin Road as it curves,
concave Westerly, having a radius of 11178.19 feet, an arc length of 613.36
feet, and a chord of North 02 degrees 46 minutes 01 second East 613.29 feet to
an iron pin; thence continue along the East right of way of South Lumpkin Road
North 01 degree 14 minutes 08 seconds East 26.19 feet to an iron pin; thence
leaving said right of way go South 88 degrees 46 minutes 21 seconds East
1140.02 feet to an iron pin; thence North 20 degrees 37 minutes 20 seconds East
1021.08 feet to an iron pin; thence North 20 degrees 36 minutes 33 seconds East
884.18 feet to an iron pin on the North line of said Land Lot 37; thence along
the North line of Land Lot 37 South 88 degrees 44 minutes 49 seconds East
158.99 feet to the POINT of BEGINNING.
The above-described property is being rezoned with the following conditions:
1. Smoke and noise disclosure statements shall be included in any
real estate documents concerning the subject property.
2. Future construction on the subject property shall be National Pollutant
Discharge and Elimination System compliant.
3. The following traffic improvement shall be made along South Lumpkin Road
(see attached site plan for driveway identification numbers);

i. Addition of a NB right turn lane
ii. Addition of a SB left turn lane
iii. Addition of a WB right turn lane
b. S. Lumpkin Road @ Driveway 4
i. Addition of a NB right turn lane

c. S. Lumpkin Road @ Driveway 5
i. Addition of a NB right turn lane
ii. Addition of a SB left turn lane
iii. Addition of a westbound right turn lane
4. Traffic improvements along Fort Benning Boulevard shall be determined
through collaboration between Fort Benning and the developers.

28th day of September, 2010; introduced a second time at a regular meeting of
