An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 3508 Oberlin Drive from SFR1 (Single Family Residential 1) Zoning

District to RO (Residential Office) Zoning District.

THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:

That the Zoning Atlas on file with the Planning Department is hereby

amended by changing the aforementioned property from SFR1 (Single Family

Residential 1) Zoning District to RO (Residential Office) Zoning District:

Parcel One

All that tract or parcel of land lying and being in Land Lot 38, 8th District,

Columbus, Muscogee County, Georgia and being more particularly described as

follows:

Begin at an iron stake marking the Intersection of the southerly right-or-way

line of Oberlin Drive (a sixty foot wide right-of-way) and the line common to

Land Lots 23 and 38 of said District and County: Thence South 00 degrees 14

minutes 52 seconds West a distance of 128.66 feet measured along the line

common to Columbus Technical College Foundation, Inc. (Columbus Tech) and the

westerly line of Lot 1, Block ?D?, Section One, Addition to Hillbrook Estates

to an iron stake; thence South 00 degrees 26 minutes 19 seconds West measured

along the line common to Columbus Tech and property new or formerly that of

Scrimpshre for a distance of 140.08 feet to an iron stake; thence North 89

degrees 46 minutes 27 seconds West measured along the line common to Columbus

Tech and properties of Historic Columbus Foundation, Inc. and Adams for a

distance of 404.83 feet to an iron stake; thence North 00 degrees 13 minutes 33

seconds East measured along the line common to Columbus Tech and Adams for a

distance of 329.00 feet to an iron stake; thence South 89 degrees 46 minutes 27

seconds East measured along the line common to Columbus Tech and Adams for a

distance of 232.15 feet to an iron stake on the southwesterly right-of-way line

of Proposed Oberlin Drive Extension; thence southeasterly and easterly along

the arc of a counterclockwise curve (said arc having a radius of 280.00 feet

and being subtended by a 183.42 foot cord bearing Sout 70 degrees 33 minutes 46

seconds East) an arc distance of 186.88 feet along the southwesterly and

southerly right-of-way line of proposed Oberlin Drive Extension to an iron

stake at the point of beginning; containing 2.90 acres.

Until such time that Oberlin Drive is extended, access to the above tract is

provided by an Access Easement sixty feet wide and extending westerly one

hundred fifty feet from the present westerly end of Oberlin Drive; said

easement is recorded in Deed Book 5696, Page 50, Office of Clerk of Superior

Court, Muscogee County, Georgia.

Said Property is shown at Plat Book 149 Folio 86 as recorded in The Clerk of

Court for The Superior Court of Muscogee County, Georgia.

Introduced at a regular meeting of the Council of Columbus, Georgia

held on the 8th day of March, 2016; introduced a second time at a regular

meeting of said Council held on the day of ____________, 2016 and adopted

at said meeting by the affirmative vote of members of said Council.
