Planning Advisory Commission's Recommendation: Conditional approval based on the fact that it

is consistent with the future land-use map of the Comprehensive Plan. The

recommended condition is: the 5,000 square feet use limitation shall be waived

for this property.



Planning Divisions Recommendation: Conditional approval based on the fact that it is consistent

with the future land-use map of the Comprehensive Plan and it is compatible

with existing land-uses. The recommended condition is the same as that

recommended by the Planning Advisory Commission.

transportation network.

School Impact No school impact.



Buffer Requiremnts

The proposed development shall have a Category C buffer requirement along all

property lines bordered by the SFR2 and RMF2 zoning districts. The 3 options

under Category C are:

1) 20 feet with a certain amount of canopy trees, understory trees, and shrubs

/ ornamental grasses per 100 linear feet

2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear

feet and a wood fence or masonry wall

3) 30 feet undisturbed natural buffer.



Attitude of Property Owners: Fifteen (15) property owners within 300 feet were notified

of the rezoning request. The Planning Department did not receive any comments

regarding this rezoning request.
