An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at south of and adjacent to 5700 and 5710 Warm Springs Road from NC

(Neighborhood Commercial) Zoning District to SFR4 (Single Family Residential 4)

Zoning District.

THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department is hereby

amended by changing the aforementioned property from NC (Neighborhood

Commercial) Zoning District to SFR4 (Single Family Residential 4) Zoning

District:



COMMENCING at the southeast intersection of Warm Springs Road and Billings

Road; thence along the northeast right-of-way of line of Billings Road S 12

degrees 03 minutes 35 seconds E a distance of 224.77 feet to the POINT OF

BEGINNING; thence departing from said right-of-way line N 66 degrees 59 minutes

09 seconds E a distance of 159.91 feet; thence N 39 degrees 02 minutes 23

seconds E a distance of 250.0 feet; thence N 39 degrees 02 minutes 23 seconds E

a distance of 354.93 feet; thence S 44 degrees 16 minutes 26 seconds E a

distance of 29.94 feet; thence S 43 degrees 01 minute 12 seconds E a distance

of 74.88 feet; thence S 18 degrees 44 minutes 20 seconds E a distance of 75.08

feet; thence S 18 degrees 44 minutes 12 seconds E a distance of 75.08 feet;

thence S 11 degrees 45 minutes 59 seconds E a distance of 521.67 feet; thence S

77 degrees 56 minutes 37 seconds W a distance of 700.08 feet; thence N 12

degrees 03 minutes 35 seconds W a distance of 347.66 feet to the POINT OF

BEGINNING.



The above-described property is being rezoned with the following conditions:



1. The rear setback line for each lot in the proposed development shall be

reduced from thirty (30) feet to twenty (20) feet.



2. The lot coverage maximum shall be increased from thirty-five (35) percent to

forty-five (45) percent.
