An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 2901, 2903 & 2907 10th Street from SFR4 (Single Family Residential

4) zoning district to SFR4 (Single Family Residential 4 with conditions) zoning

district.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the same is

hereby amended by changing the following described property from SFR4 (Single

Family Residential 4) zoning district to SFR4 (Single Family Residential 4 with

conditions) zoning district:



All that tract or parcel of land lying in and being part of Land Lot 91, Coweta

Reserve, Columbus, Muscogee County, Georgia shown as Lots 500, 501, and 502,

Washington Heights on a replat prepared by Moon, Meeks, Mason & Vinson, Inc.,

dated 28 July 2010 and more particularly described as follows: Commence at an

iron stake marking the intersection of the easterly line of Benner Avenue and

the Southerly Line of 10th; thence North 01 degree 40 minutes 02 seconds East

150.0 feet to an iron stake; thence South 01 degree 36 minutes 21 seconds West,

109.44 feet to an iron stake on the northerly line of 10th Street; thence North

88 stake at the point of beginning; containing 0.381 acres.



Subject property was formerly known as lots 149, 150, 151, 152 and 153,

Washington Heights Subdivision shown on a plat by Hugh McMath & Co., dated

October 21, 1926, recorded in Deed Book 69, Page 249 in Office of the Clerk of

Superior Court of Muscogee County, Georgia.



The above-described properties is being rezoned with the following condition:



The minimum lot size shall be 5,300 square-feet.

Introduced at a regular meeting of the Council of Columbus, Georgia held on the

9th day of November, 2010; introduced a second time at a regular meeting of

said Council held on the ________ day of ___________ 2010 and adopted at said

meeting by the affirmative vote of _________ members of said Council.
