An Ordinance amending the Zoning Atlas of the Consolidated Government of
Columbus, Georgia; this amendment changes certain boundaries of a district
located at 2408 Fort Benning Road from RO (Residential Office) Zoning District
to NC (Neighborhood Commercial) Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the same is
hereby amended by changing the aforementioned property of the following
described property from RO (Residential Office) Zoning District to NC
(Neighborhood Commercial) Zoning District:
All that tract and parcel of land situate, lying and being in Land Lot
30 of the Seventh District of Muscogee County, Georgia, on the east side of
that is known as the Fort Benning Road and which tract is more particularly
described as follows, to wit: Beginning at an iron stake located on the east
side of the Fort Benning Road south 13 degrees 32 minutes west a distance of
53.4 feet from the southeast comer of the intersection of Fort Benning Road and
Mathews Street and from said beginning point running thence north 86 degrees 40
minutes east a distance of 146.5 feet to an iron stake; thence south 03 degrees
11 minutes east a distance of 95 feet to an iron stake; thence south 86 degrees
47 minutes west a distance of 175.2 feet to an iron stake located on the east
side of the Fort Benning Road; thence north 13 degrees 32 minutes east along
the east side of the Fort Benning Road a distance of 98.85 feet to the point of
beginning. A plat of the property herein conveyed as prepared by Abram Siegel,
C.E., on January 29, 1955, is recorded in the Office of the Clerk of the
Superior Court of Muscogee County, Georgia, in Plat Book 30, Page 111. This is
the same property described in a Warranty Deed from The F. M. Miller Corp. on
May 12, 1977, said deed being recorded in Deed Book 1659, Page 185.
The above-described property is being rezoned subject to the following
conditions:
1. Smoke and noise disclosure statements shall be included in closing
information on real estate business or leases.
2. All uses permitted in a NC zoning district identified on Table 3.1.1 of the
Unified Development Ordinance are allowed except all the uses related to
auto/truck.

Introduced at a regular meeting of the Council of Columbus, Georgia held on the
14th day of February, 2012; introduced a second time at a regular meeting of
said Council held on the day of __________, 2012 and adopted at said
meeting by the affirmative vote of members of said Council.
