An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 4250 Miller Road from GC (General Commercial)/NC (Neighborhood

Commercial) Zoning District to GC (General Commercial) Zoning District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the same is

hereby amended by changing the aforementioned property of the following

described property from GC (General Commercial)/NC (Neighborhood Commercial)

Zoning District to GC (General Commercial) Zoning District:



Being a parcel of land lying within Land Lot 6 of the 8th district and also

being a portion of that 4.01 acre parcel of land known as tract "b" as shown in

plat book 131, folio 15, prepared by Jordan Jones and Goulding Inc. on file in

the office of the clerk of the superior court of Muscogee County, Columbus,

Georgia and being more particularly described as follows:



BEGINNING at a right-of-way monument situated at the intersection of' the

Southerly right- of- way line of Miller Road and the Westerly right-of'-way

line of Miller/Milgen Road connector; and also being the point of beginning of

the land to be herein described. Thence from said point of beginning along said

Westerly right-of-way South 21?52?37? East for a distance of 97.94 feet to an

iron pin; Thence continue along said right-of-way a curve to the left having a

radius of 1029.93 feet with an arc length of 185.74 feet and being subtended by

a chord of South 06?04?22? East for a distance of 185.49 feet to a right-of-way

monument; Thence South 45?36?16? West for a distance of 37.41 feet to an iron

pin situated at the intersection of right-of-way and the Northerly right-of-way

line of the warm springs and peek industrial connector; Thence along said

Northerly right-of-way and along a curve to the left having a radius of 622.98

feet with an arc length of 178.47 feet and being subtended by a chord of South

65?06?11? West for a distance of 177.86 feet to a point; Thence leaving said

right-of-way North 31?43?27? West for a distance of 32.47 feet to a point;

Thence continue along said right-of-way a curve to the right having a radius of

215.00 feet with an arc length of 116.38 feet and being subtended by a chord of

North 16?09?00? West for a distance of 115.45 feet to point; Thence North

00?34?34? West for a distance of 192.91feet to point; Thence North 17?03?51?

East for a distance of 25.36 feet to a point on the Southerly right-of-way line

of' Miller Road; Thence continue along said right-of-way North 89?25?26? East

for a distance of 21.7 feet to a right-of-way monument; Thence along said

right-of-way North 64?21?52? East for a distance of 44.85 feet to a

right-of-way monument; Thence along said Southerly right-of-way North 89?26?36?

East for a distance of 113.40 feet to the point of beginning of the land herein

described. Said parcel contains 1.63 acres. More or less.



The above-described property is being rezoned subject to the following

condition:



Increase the maximum lot coverage percentage from fifty (50) percent

to seventy (70) percent.
