Buffer Requiremnts

The proposed development shall have a Category B buffer requirement along all

property lines bordered by the SFR2 zoning district. The 3 options under

Category B are:

1) 15 feet with a certain amount of canopy trees, under story trees, and shrubs

/ ornamental grasses per 100 linear feet.

2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear

feet and a wood fence or masonry wall.

3) 20 feet undisturbed natural buffer.



Attitude of Property Owners: Twenty-two (22) Property owners within 300 feet of the

subject properties were notified of the rezoning request. The Planning

Department has received one comment in opposition to the request.



Additional Information: The applicant has requested to rezone the aforementioned properties

from SFR3 (Single Family Residential 3) to SFR4 (Single Family Residential 4)

zoning district. The applicant is proposing to subdivide the properties into

three lots. The proposed lots would exceed the minimum lot size of 6,000

square foot in a SFR4 (Single Family Residential 4) zoning district.

Furthermore the proposed lots would exceed the minimum lot width of 50 foot in

a SFR4 (Single Family Residential 4) zoning district. The applicant is

proposing to construct single-family dwellings on the properties. The applicant

has accommodated for proposed right of way acquisition for the widening of

Forrest Road.
