An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 5388 Veterans Parkway from NC (Neighborhood Commercial) District to

GC (General Commercial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the Department of

Community and Economic Development be, and the same is hereby amended by

changing the following described property from NC (Neighborhood Commercial)

District to GC (General Commercial) District:



All that tract and parcel of land situate, lying and being in the State of

Georgia, County of Muscogee, and City of Columbus, and being in Land Lot 55 of

the 8th District of said county, and being known and designated as ALL OF

PARCEL 1, SURVEY FOR WINDSOR CORPORATION, as said parcel is shown upon a map or

plat dated October 24, 1977, made by Moon, Meeks, & Patrick, Inc., Civil

Engineers, and recorded in Plat Book 65, Folio 98, in the Office of the Clerk

of the Superior Court of Muscogee County, to which reference is made for the

particular dimensions of the property herein conveyed.



The above-described property is being rezoned with the following condition:

Planning Advisory Commission's Recommendation: Conditional approval based on the fact that

consistent with the future land-use map of the Comprehensive Plan it is

compatible with existing land-uses. The recommended condition is: the attached

uses shall be prohibited on the property. See attachment.



Planning Divisions Recommendation: Conditional approval based on the fact that it is consistent

with the future land-use map of the Comprehensive Plan, it is compatible with

existing land-uses, and it is in an area suited for city-wide and regional

commercial uses. The recommended condition is the same as that recommended by

the Planning Advisory Commission.

Environmental Impacts: The property does not lie within a floodway and floodplain area.

The developer will need an approved drainage plan prior to issuance of a Site

Traffic Impact: The proposed project is not expected to have a negative impact on the

transportation network. See Traffic Report.

Reasonableness of Request The proposed zoning classification is consistent with the

future land-use map of the Comprehensive Plan.



School Impact No school impact.



Buffer Requiremnts

The proposed development shall have a Category C buffer requirement along all

property lines bordered by the SFR3 zoning district. The 3 options under

Category C are:

1) 20 feet with a certain amount of canopy trees, understory trees, and shrubs

/ ornamental grasses per 100 linear feet

2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear

feet and a wood fence or masonry wall

3) 30 feet undisturbed natural buffer.



Attitude of Property Owners: Fifteen (15) property owners within 300 feet were notified

of the rezoning request. The Planning Department received one comment

concerning the rezoning request.
