Attitude of Property Owners: Forty-one (41) Property owners within 300 feet of the
subject property were notified of the rezoning request. The Planning
Department did not receive any comments regarding the request.
Additional Information: The applicant has requested to rezone the aforementioned property
from NC (Neighborhood Commercial) to RMF1 (Residential Multi-Family 1) zoning
district. The subject property has been historically used as a residence. In
1986, the homeowner rezoned the property to operate his office out of a
building on the rear of the property. The house continued to be used as a
single family residence.
The property owner passed away in 2010 and the estate has a contract with a
buyer to purchase the property as a single family residence. However, the
buyer cannot secure a loan for a single family house if it is not zoned as
such. Therefore, the estate is seeking rezoning to a residential designation
so that financing can be attained by the buyer.
