An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 6650 Buena Vista Road from SFR2 (Single Family Residential 2)

District to SFR4 (Single Family Residential 4) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the Department

of Community and Economic Development be, and the same is hereby amended by

changing the following described property from SFR2 (Single Family Residential

2) District to SFR4 (Single Family Residential 4) District:



All that tract and parcel of land situate, lying and being in the State of

Georgia, County of Muscogee, and City of Columbus, and being known and

designated as ?SURVEY OF PART OF LAND LOTS 52 & 53, 9TH DISTRICT, COLUMBUS,

MUSCOGEE COUNTY, GEORGIA?, as said parcel is shown upon a map or plat dated

March 14, 2000, made by Thomas L. French, Jr. and recorded in Plat Book 140,

Folio 113, in the Office of the Clerk of the Superior Court of Muscogee County,

to which reference is made for the particular dimensions of the property herein

conveyed.



The above-described property is being rezoned with the following condition:



A deceleration lane shall be required as determined by the City Traffic

Engineer.

Conditional approval based on the fact that it is compatible with existing

land-uses and it is served by all city services. The recommended condition is:

a deceleration lane shall be required as determined by the City Traffic

Engineer.

of the Comprehensive Plan, it is not the highest and best use of the property,

and the proposed use is not intense enough for an intersection which includes a

The proposed zoning classification is compatible with existing land-uses.

School Impact

This development could average about 50 to 75 children of various ages.

Elementary age students would attend Georgetown Elementary, which has 470

students (capacity: 500). Middle School age students would attend East

Columbus Middle School, which has 717 students (capacity: 675). High school

age students would attend Kendrick, which has 1,073 students (capacity:

1,350).

Buffer Requirements

No buffer requirement.

Attitude of Property Owners:

Twenty-nine (29) property owners within 300 feet were notified of the rezoning

request. The Planning Department received any comments opposing the rezoning

request.

Additional Information:

The applicants submitted a rezoning request for this property in 2006. The

proposed use was a mix of commercial and multi-family residential. The request

was denied by Council.
