Planning Advisory Commission's Recommendation: Conditional Approval based upon the fact that

it is compatible with existing land uses. The recommended condition is the

existing facility shall be used as an Assembly Hall.



Planning Departments Recommendation: Conditional Approval based upon the fact that it is

compatible with existing land uses. The recommended condition is the same as

that of the Planning Advisory Commission and one additional condition: said

Assembly Hall shall onlybe used for meetings and administrative purposes.

Traffic Impact: The proposed project is expected to not have a negative impact on the

transportation network.

Reasonableness of Request The proposed zoning classification is compatible with

existing land-uses.



School Impact No school impact.



Buffer Requiremnts

The proposed development shall have a Category C buffer requirement along all

property lines bordered by the SFR2 zoning district. The 3 options under

Category C are:



20 feet with a certain amount of canopy trees, under story trees, and

shrubs / ornamental grasses per 100 linear feet

10 feet with a certain amount of shrubs / ornamental grasses per 100

linear feet and a wood fence or masonry wall

30 feet undisturbed natural buffer



Attitude of Property Owners: Sixteen (16) property owners within 300 feet were notified

of the rezoning request. The Planning Department did not recieve any inquiries

concerning this rezoning request.



Additional Information: This property is currently used as St. Anne's Outreach Center.
