An Ordinance amending the Zoning Atlas of the Consolidated Government of
Columbus, Georgia; this amendment changes certain boundaries of a district
located at 4531 Milgen Road from GC (General Commercial) Zoning District to RO
(Residential Office) Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the same is
hereby amended by changing the aforementioned property of the following
described property from GC (General Commercial) Zoning District to RO
(Residential Office) Zoning District:
All that lot, tract and parcel of land situate, lying and being in the State of
Georgia, County of Muscogee and City of Columbus, and lying in Land Lot 7 of
the 8th District of said County, and being known and designated as ALL OF LOT
TWO HUNDRED (200), 1.254 ACRES, as shown upon a map or plat entitled "Survey
for Perry E. Pate, Sr., Part of Land Lot 7, 8th District, Columbus, Muscogee
County, Georgia", dated December 16, 2010, made by William A. White, Surveyor,
which is recorded in Plat Book 162, page 322, in the office of the Clerk of the
Superior Court of Muscogee County, Georgia, said Lot 200 being contained within
the following metes and bounds, to-wit: Beginning at an iron pin located at the
corner formed by the intersection of the northern line of Milgen Road with the
western line of Burnham Boulevard, and from said point of beginning running
thence in a southwesterly direction, along the northwestern line of Milgen
Road, an arc distance (radius of 1860.08 feet) of 80.98 feet to an iron pin;
thence running south 83 degrees 37 minutes 30 seconds west, along the
northwestern line of Milgen Road, a distance of 170.13 feet to a nail in cap;
thence departing the right-of-way of Milgen Road and running north 06 degrees
22 minutes 30 seconds west a distance of 76.35 feet to a drill hole; thence
running north 32 degrees 28 minutes 34 seconds east a distance of 30.77 feet to
an iron pin; thence running north 06 degrees 22 minutes 30 seconds west a
distance of 123.69 feet to an iron pin set on the southern right-of-way line of
Property of Columbus Consolidated Government, formerly Southern Railroad
Company; thence running north 83 degrees 37 minutes 30 seconds east, along the
southern line of Columbus Consolidated Government right-of-way, a distance of
20.68 feet to an iron pin; thence continuing in a northeasterly direction,
along the curving southern right-of-way line of Columbus Consolidated
Government, an arc distance (radius of 1960.08 feet) of 211.51 feet to an iron
pin located at the corner formed by the intersection of the southern line of
Columbus Consolidated Government right-of-way line with the western line of
Burnham Boulevard; and thence running south 06 degrees 22 minutes 30 seconds
east, along the western line of Burnham Boulevard, a distance of 234.64 feet to
the iron pin which marks the point of beginning.
The above-described property is being rezoned subject to the following
condition:
1. Buffers shall be required along all public right-of-way, including the Fall
Line Trace, subject to the approval of the City Arborist and Inspection and
Code Department.

Introduced at a regular meeting of the Council of Columbus, Georgia held on the
13th day of March, 2012; introduced a second time at a regular meeting of said
Council held on the day of ____________, 2012 and adopted at said meeting
by the affirmative vote of members of said Council.
