AN ORDINANCE
NO.
An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 3434 and 3442 University Avenue; 3626 Maryland Circle; 3465 Primrose
Road from RO (Residential Office) /NC (Neighborhood Commercial)/SFR2 (Single
Family Residential 2) Zoning District to GC (General Commercial) Zoning
District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the
same is hereby amended by changing the aforementioned properties from RO
(Residential Office) /NC (Neighborhood Commercial)/SFR2 (Single Family
Residential 2) Zoning District to GC (General Commercial) Zoning District:
All that lot, tract or pared of land situate, lying and being Part of Land Lot
29, 8th District, Columbus, Muscogee County, Georgia und being within the
following metes and bounds:
COMMENCE at the northernmost point of the mitered corner formed by the eastern
margin of University Avenue with the nOl'thcl11 margin of Meadowcliff Drive and
from said point running thence along the easterly margin of University Avenue a
distance of 277.99 feet to an iron pin, which iron pin marks the POINT OF
BEGINNING of the property herein described and from said POINT OF BEGINNING,
running thence along the easterly margin of University Avenue along a curve to
the left having a radius of 1187.92 feet and are distance of 187.04 feet (said
curve being subtended by a chord bearing North 20 degrees 26 minutes 21 seconds
West and a chord distance of 186.85 feet) to an iron pin; running thence along
the easterly margin of University Avenue North 24 degrees 52 minutes 55 seconds
West a distance of 8.78 feet: to an iron pin; running thence North 88 degrees
49 minutes 30 seconds East a distance of 53.84 feet to an iron pin; running
thence North 89 degrees 56 minutes 04 seconds East a distance of 338.48 feet to
an iron pin; funning thence South 00 degrees 19 minutes 00 seconds East a
distance of 183.32 feet to an iron pin; running thence South 89 degrees 47
minutes 00 seconds West a distance of 324.3 8 feet to an iron pin located on
easterly margin of University Avenue, which iron pin marks the POINT OF
BECHNNING of the property herein described.

map or plat entitled "Survey of Part of Lot 4, Mrs. C. M. Mote and Part of Land
Lot 29. 8th District, Columbus. Muscogee County, Georgia, dated December 19,
2012, prepared by Hobbs Smith & Assoc., Inc., which plat was recorded in Plat
Book 163, Page 282 in the Office of the Clerk of the Superior Court of Muscogee
County, Georgia, to which plat reference is made for the particular location
and dimensions of said property.
And
All that lot, tract or parcel of land situate, lying and being in Part of Land
Lot 29, 8th District, Columbus, Muscogee County, Georgia and being within the
following metes and bounds:
COMMENCE at the northernmost point of the mitered corner formed by the eastern
margin of University Avenue with the northern margin of Meadowcliff Drive and
from said point running thence along the easterly margin of University Avenue a
distance of 217.99 feet to all iron pin; running thence along the easterly
margin of University Avenue along a curve to the left having a radius of
1187.92 feet, an arc distance of 187.04 feet (said curve being subtended by it
chord bearing North 20 degrees 26 minutes 21 seconds West and a chord distance
of 186.85 feet) to an iron pin; running thence along the easterly margin of
University Avenue North 24 degrees 52 minutes 55 seconds West a distance of
8.78 feel of an iron pin which iron pin marks the POINT OF BEGINNING of the

Book 163, Page 282 in the Office of the Clerk of the Superior Court of Muscogee
County, Georgia, to which plat reference is made for the particular location
and dimensions of said property.

29, 8th District, Columbus, Muscogee County, Georgia, and being more

thence along the westerly margin of Primrose Road South 00 degrees 39 minutes
15 seconds East a distance of 350.51 feet to an iron pin; running thence North
89 degrees 51 minutes 41 seconds West a distance of 732.33 feet to an iron pin,
which Iron pin marks the POINT OF BEGINNING of the property herein described
and from said POINT OF BEGINNING funning thence North 89 degrees 49 minutes 20
seconds West a distance of 245.42 feet to an iron pin; running thence North 89

BEGINNING, run thence along the westerly margin of Primrose Road South 00
degrees 39 minutes 15 seconds East a distance of 350.51 feet to an iron pin;
running thence North 89 degrees 51 minutes 41 seconds West a distance of 732.33
feet to an iron pin; running thence North 01 degrees 02 minutes 01 seconds West
a distance of 332.70 feel to an iron pin; running thence North 88 degrees 28
minutes 14 seconds East a distance of 336.32 feet to an iron pin; running
thence North 88 degrees 50 minutes 10 seconds East a distance of 398.17 feet to
an iron pin, which iron pin marks the POINT OF BEGINNING of the property herein
described.

Muscogee County, Georgia, to which map or plat reference is made for the
particular location and dimensions of said property.
The above-described properties are being rezoned subject to the following
conditions:
1. Billboards shall not be allowed on this property.
2. Properties shall be used for golf range/studio/practice/ educational
facilities and related and supporting uses in association with a university or
college.
