An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 2550 Wynnton Road from SFR3 (Single Family Residential 3) zoning

district to RO (Residential Office) zoning district.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the same is

hereby amended by changing the following described property from SFR3 (Single

Family Residential 3) zoning district to RO (Residential Office) zoning

district:



All that tract or parcel of land situate, lying and being in Muscogee County,

Georgia, and being a part or land Lots Numbered Ninety-Two (92) and

Ninety-Three (93) of the COWETA RESERVE, in said State and County, and being

known as Block Lettered "B" of a survey of property of Marshall Morton and the

Standard Club of Georgia, Inc., as shown by a map or plat of said survey of

property made for Marshall Morton by Paul Grimes, Civil Engineer, dated April

6, 1946, and recorded in Plat Book 3, Page 51 in the Office of the Clerk of the

Superior Court of Muscogee County, Georgia, and being more particularly

described as follows:



BEG1NNING at an iron stake at a point which is the southernmost point of Block

"0", as shown on said plat, and thence running North 2 degrees 4 minutes west

188.3 feet to an iron stake; thence north 44 degrees 45 minutes west 123.9 feet

to an iron stake; thence south 18 degrees 48 minutes east 291.9 feet to the

point of beginning.



All that tract and parcel of land situate, lying and being a part of land lots

Numbered Ninety-Two (92) and Ninety-Three (93) of the COWETA RESERVE, in said

State and County, and known as Block Lettered "C" of a survey of property of

Marshall Morton and the Standard Club of Georgia, Inc., as shown by a map or

plat of said survey made for Marshall Morton by Paul Grimes, Civil Engineer,

dated April 6, 1946, and recorded in Plat Book 3, Page 51 in the Office of the

Clerk of the Superior Court of Muscogee County, Georgia, and being more

particularly described as follows:



BEGINNING at an iron stake on the southern side of Macon or Wynnton Road at a

point where the northeast corner of the (Alhambra Court Survey) intersects the

southern side of said road, and thence running south 29 degrees 35 minutes west

566.3 feet to an iron stake; thence north 21 degrees 17 minutes east 466.3 feet

to an iron stake; thence west 392 feet to an iron stake; thence north 39

degrees 15 minutes west 81.4 feet to an iron stake on the southern side of the

Macon or Wynnton Road, and thence running west along the southern side of said

road 7.6 feet to the point of beginning



TRACT 2:



All that tract and parcel of land situate, lying and being in Muscogee County,

Georgia, and being a part of Land Lot Number Ninety-Three (93) of the COWET A

RESERVE, in said State and County, and known as Block Lettered "0" of a survey

of property of Marshal Morton and the Standard Club of Georgia, Inc., as shown

by a map or plat of said survey made for Marshall Morton by Paul Grimes, Civil

Engineer, dated April 6, 1946, and recorded in Plat Book 3, Page 51, in the

Office of the Clerk of tile Superior Court of Muscogee County, Georgia, and

being more particularly described as follows:



BEGINNING at an iron stake which is 7.6 feet east of the northeastern most

corner of Alhambra Court, said stake being located on the southern side of

Macon or Wynnton Road, as a beginning point, and running thence along the

southern side of said Macon or Wynnton Road north 46 degrees 09 minutes east, a

distance of 139.2 feet to an iron stake; thence north 45 degrees 14 minutes

east, a distance of 259 feet to an iron stake; thence south 44 degrees 45

minutes east, a distance of 92.1 feet to an iron stake; thence south 18 degrees

48 minutes east, a distance of 291.9 feet to an iron stake; thence west 392

feet to an iron stake; thence north 39 degrees 15 minutes west, a distance of

81.4 feet to the point of the beginning. Tract I, above described, is the same

as conveyed by Marshall Morton to The Standard Club of Columbus, Inc. by deed

dated April 16, 1946, and recorded in Deed Book 226, Folio 573, in the Office

of the Clerk of the Superior Court of Muscogee County, Georgia. Tract 2 above

described is the same as conveyed to The Standard Club of Columbus, Inc. by S.

R. Minnix and Mrs. Ruth Minnix by Deed dated August 22, 1945, and recorded in

Deed Book 218, Folio 165, being of record in the aforesaid Offices, with the

exception of a strip of land conveyed off the northeastern most portion of the

Minnix lands, said tract being designated as Block "A" as shown on the

aforementioned plat, recorded in Plat Book 3, Page 51, in the aforesaid

offices, said parcel having been sold off by The Standard Club of Columbus,

Inc. to Marshall Morton by Deed dated April 16, 1946, and recorded in Deed Book

229, Folio 573, in the aforesaid Clerk's Office.



SAVE AND EXCEPTED from the above described property is that portion of said

property acquired by Columbus, Georgia in Condemnation Proceeding No. 58326 in

the Superior Court of Muscogee County, Georgia, a copy of the judgment being

recorded in Deed Book 1446, Page 510 in the Office of the Clerk of the Superior

Court of Muscogee County, Georgia.

Introduced at a regular meeting of the Council of Columbus, Georgia held on the

13th day of April, 2010; introduced a second time at a regular meeting of said

Council held on the day of ____________, 2010 and

adopted at said meeting by the affirmative vote of members of said

Council.
