An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located on the east side of River Road, between Creekrise and Mountain Creek /

Rivercrest subdivisions, from RE1 (Residential Estate 1) and SFR1 (Single

Family Residential) Districts to PUD (Planned Unit Development) and SFR1

(Single Family Residential 1) Districts.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the

same is hereby amended by changing the following described property from RE1

(Residential Estate 1) and SFR1 (Single Family Residential) Districts to PUD

(Planned Unit Development) and SFR1 (Single Family Residential 1) Districts:



All that lot, tract or parcel of land situate, lying and being part of Land

Lots 277 and 287, 19th District and Land Lot 98, 8th District, Columbus,

Muscogee County, Georgia and being 144.776 acres, more or less, and being shown

as "Parcel-'A', 144.776 Acres" on that certain map or plat thereof entitled

"Survey of Part of Land Lot 98, 8th District, and Part of Land Lots 277 & 287,

19th District, Columbus, Muscogee County, Georgia," dated February 15, 1999,

prepared by F. Wayne Allen, RLS and being more particularly described as

To reach the POINT OF BEGINNING of the property herein conveyed, commence at a

point where the centerline of Heiferhorn Creek intersects the easterly margin

of Georgia Highway 219 (known as River Road) and from said point running thence

feet to the POINT OF BEGINNING.



The above-described property is being rezoned with the following conditions:



The setback lines within the single-family residential sections of the PUD

shall be flexible with no set footage.

Detached garages shall be permitted in the single- family residential sections

of the PUD.

Two public streets shall be required for ingress / egress to River Road.

Dual egress lanes at the main access shall be required.

The main access to the proposed development at River Road shall require the

following improvements by the developer:

A northbound right-turn lane into the site shall be required.

A southbound left-turn lane into the site shall be required.

A traffic signal shall be required as determined by the Georgia Department of

Transportation.
