An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 3071 Williams Road from RO (Residential Office) Zoning District to

PUD (Planned Unit Development) Zoning District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department is hereby

amended by changing the aforementioned property from RO (Residential Office)

Zoning District to PUD (Planned Unit Development) Zoning District:



All that certain tract or parcel of land lying in Land Lots 270 & 271, 19th

Land District, Columbus, Muscogee County, Georgia, containing 13.96 acres,

being Parcel ?A-200? of the Replat for T. E. Adams Investments, LLP, prepared

by Barrett-Simpson, Inc., dated 25 July, 2012, recorded in Plat Book 163, Page

232, in the Office of the Clerk of Superior Court of Muscogee County, Georgia,

and being more particularly described as follows:



Commencing at the Southwest corner of Land Lot 270, 19th Land District, run

North 88 degrees 19 minutes 57 seconds East 72.44 feet to a 1? crimp-top iron

pin found on the East right-of-way of Norfolk-Southern Railroad; thence along

the East right-of-way of Norfolk-Southern Railroad, the following four (4)

calls: 1) North 24 degrees 23 minutes 55 seconds West 134.81 feet to a 1?

crimp-top iron pin found; 2) thence as it curves, concave Northeasterly, having

a chord bearing and distance of North 19 degrees 13 minutes 02 seconds West

249.73 feet, an arc length of 250.08 feet and a radius of 1382.70 feet to a ??

rebar & cap iron pin found; 3) thence as it curves, concave Easterly, having a

chord bearing and distance of North 07 degrees 20 minutes 34 seconds West

322.31 feet, an arc length of 323.04 feet and a radius of 1382.70 feet to a ??

rebar & cap iron pin found; and 4) thence as it curves, concave Easterly,

having a chord bearing and distance of North 06 degrees 07 minutes 38 seconds

East 326.34 feet, an arc length of 327.10 feet and a radius of 1382.70 feet to

a ?? rebar & cap iron pin found, also being the POINT OF BEGINNING; thence

continuing along the East right-of-way of Norfolk-Southern Railroad the

following four (4) calls: 1) as it curves, concave Easterly, having a chord

bearing and distance of North 13 degrees 16 minutes 04 seconds East 17.54 feet,

an arc length of 17.54 feet and a radius of 1382.70 feet to a 1? crimp-top iron

pin found; 2) thence North 13 degrees 37 minutes 52 seconds East 274.91 feet to

a 1? crimp-top iron pin found; 3) thence North 76 degrees 22 minutes 08 seconds

West 25.00 feet to a 1? crimp-top iron pin found; and 4) thence North 13

degrees 37 minutes 52 seconds East 353.94 feet to a 1? crimp-top iron pin

found; thence departing said right-of-way, run North 88 degrees 01 minutes 58

seconds East 648.69 feet to a 1? crimp-top iron pin found; thence South 01

degree 40 minutes 03 seconds East 1640.00 feet to a 1? crimp-top iron pin

found; thence South 88 degrees 19 minutes 57 seconds West 150.00 feet to a ??

rebar & cap iron pin found; thence North 01 degree 40 minutes 03 seconds West

1006.50 feet to a rebar & cap iron pin found; thence South 88 degrees 19

minutes 57 seconds West 645.01 feet to the POINT OF BEGINNING.



The above-described property is being rezoned subject to the following

condition:



1. That upon development of 99 total units, the planned second entrance shall

be added prior to permitting of any further units. The second entrance shall

follow all required standards as set forth in Chapter Seven of the UDO or

requirements as requested by the Department of Engineering.



2. The development shall adhere to the characteristics of the attached PUD site

plan.
