An Ordinance amending the Zoning Atlas of the Consolidated Government of
Columbus, Georgia; this amendment changes certain boundaries of a district
located at 2728 and 2730 Manchester Expressway; 4400 and 4408 Armour Road from
NC (Neighborhood Commercial) Zoning District to GC (General Commercial) Zoning
District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the
same is hereby amended by changing the aforementioned properties from NC
(Neighborhood Commercial) Zoning District to GC (General Commercial) Zoning
District:
Part of Land Lot 48, 8th District, Columbus, Muscogee County, Georgia, being
more particularly described as follows:
Commencing at a concrete monument mitered corner formed by the intersection of
the easterly right-of-way line of Armour Road with the southerly right-of-way
line of Columbus-Manchester Expressway/SR 85 and run thence south 82 degrees 1
minutes 03 seconds east along the southerly right-of-way line of Columbus
Manchester Expressway/SR 85 a distance of 75.40 feet to an iron pin; thence
continue along the southerly right-of-way line of Columbus-Manchester
Expressway/SR 85 south 07 degrees 16 minutes 44 west a distance of 5.00 feet to
a nail; thence continue along the southerly right-of-way line of
Columbus-Manchester Expressway/SR 85 south 82 degrees 43 minutes 16 seconds
east a distance of 91.29 feet to an iron at the Point of Beginning; thence
continue along the southerly right-of-way line of Columbus-Manchester
Expressway/SR 85 south 82 degrees 43 minutes 16 seconds east a distance of
202.25 feet to an iron pin; thence run south 07 degrees 14 minutes 37 seconds
west a distance of 106.80 feet to an iron pin; thence run south 17 degrees 22
minutes 55 seconds east a distance 47 .70 feet to an iron pin; thence run south
17 degrees 28 minutes 38 seconds east a distance of 100.70 feet to an iron pin;
thence run south 65 degrees 30 minutes 12 seconds west a distance of 288.02
feet to an iron pin on the easterly right-of-way of Armour Road; thence run
along the easterly right-of-way line of Armour Road along a curve to the left
having a radius of 737.41 feet an arc length of 79 .52 feet to a drill hole;
thence continue along the easterly right-of-way line of Armour Road north 23
degrees 55 minutes 46 seconds west a distance of 225.86 to an iron pin; thence
run north 53 degrees 22 minutes 00 seconds east a distance of 187.49 feet to an
iron pin at the Point of Beginning. Containing 2.251 Acres.
The above-described property is being rezoned subject to the following
condition:
1. Allow for a reduction on the required amount of parking spaces from 115 to
82 (change from 1 space per 75 sq. ft. to 1 space per 105 sq. ft.).
2. Billboards shall not be allowed on this property.

held on the 11th day of March, 2014; introduced a second time at a regular
meeting of said Council held on the day of ______________, 2014 and
adopted at said meeting by the affirmative vote of members of said
Council.
