An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 3603 Weems Road from SFR1 (Single Family Residential 1) Zoning

District to RO (Residential Office) Zoning District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department is hereby

amended by changing the aforementioned property from SFR1 (Single Family

Residential 1) Zoning District to RO (Residential Office) Zoning District:

Parcel One

All that lot, tract or parcel of land, and all improvements thereon and

thereto, located in Land Lot 38, 8th District, Columbus, Muscogee County,

Georgia, more particularly described as follows:

Beginning at a point which marks the intersection of the dividing line between

Land Lot 38 and Land Lot 23 with the northern right-of-way line of Weems Road,

same being the TRUE POINT OF BEGINNING; thence south 87 degrees 28 minutes west

along the northern right-of--way line of Weems Road a distance of 225 feet to

an iron pin; thence north 2 degrees 19 minutes 30 seconds west a distance of

380 feet to an iron pin; thence north 87 degrees 28 minutes east a distance of

225 feet to an iron pin; thence south 2 degrees 19 minutes 30 seconds east a

distance of 380 feet to the TRUE POINT OF BEGINNING;

The above-described Parcel One is the same property conveyed in the certain

Deed of Gift dated December 29, 2000, from Historic Columbus Foundation, Inc.

to Columbus Technical Institute Foundation, Inc., recorded in Deed Book 5760,

page 159, in the Office of the Clerk of the Superior Court of Muscogee County,

Georgia.

Parcel Two

All that tract or parcel of land lying and being in Land Lot 38 of the 8th

District of Muscogee County, Georgia and being more particularly described as

follows:

Commencing at the intersection of the southerly right-of-way line of Oberlin

Drive (a sixty foot wide right-or-way at this point) and the line common to

Land Lots 23 and 38 of said District and County; thence South 87 degrees 28

minutes 00 seconds West for a distance of 405.40 feet to a point; thence South

02 degrees 32 minutes 00 seconds East for a distance of 218.74 feet to the

POINT OF BEGINNING; thence South 02 degrees 32 minutes 00 seconds East for a

distance of 50.00 feet to a point; thence North 87 degrees 28 minutes 00

seconds East for a distance of 179.83 feet to a point; thence South 02 degrees

19 minutes 30 seconds East for a distance of 380.00 feet to a point in the

northerly right-of-way line of Weems Road (a sixty foot wide right-of-way at

this point); thence westerly along said right-of-way line following courses and

distance; thence South 87 degrees 28 minutes 00 seconds West for a distance of

135.58 feet to a point; thence along a curve to the left having a radius of

1183.09 feet and an arc length of 568.79 feet, being subtended by a cord of

South 73 degrees 41 minutes 38 seconds West for a distance of 563.33 feet to a

point; Thence South 59 degrees 55 minutes 15 seconds West for a distance of

507.70 feet to a point; Thence leaving said right-of-way line North 29 degrees

29 minutes 50 seconds West for a distance of 563.70 feet to a point; thence

along a curve to the left having a radius of 1670.00 feet and an arc length of

493.81 feet, being subtended by a chord of North 47 degrees 57 minutes 25

seconds East for a distance of 492.01 feet to a point; thence North 88 degrees

14 minutes 18 seconds East for a distance of 830.49 feet to the POINT OF

BEGINNING. LESS AND EXCEPT from said tract of land that certain tract of land

described in and conveyed by that certain Quitclaim Deed from Columbus

Technical College Foundation, Inc. to Geo. M. Adams Co., Inc. dated June 18,

2002, and recorded in Deed Book 6388, page 19, in the Office of the Clerk of

the Superior Court of Muscogee County, Georgia.

Introduced at a regular meeting of the Council of Columbus, Georgia

held on the 8th day of March, 2016; introduced a second time at a regular

meeting of said Council held on the day of ______, 2016 and adopted at

said meeting by the affirmative vote of members of said Council.
