Proposed Exchange of Property Between the City and the Muscogee County School

District





Firestone Property ? 3120 Macon Road, approximately 1.334 acres of commercial

property with an 8,048 sq. ft. building.



Mildred Terry Library ? Tract consists of two parcels, 616 and 628 Veterans

Parkway with a combined acreage of approximately 0.737 acres (the property at

616 Veterans is 0.637 acres; the small remaining parcel located at 628 Veterans

parcel is approximately 0.1 acres). Both parcels are currently undeveloped.



MCSD Library Site ? Tract consists of 3.5 acres located with the parcel of

land currently containing the old Sears building on Macon Road, in addition to

the 2.5 acres to be allocated for the City Service Center for a total of 6

acres.



Recommendation:



City:

The Firestone building will be demolished by the City and the vacant

Firestone property and the two vacant lots adjacent to the Mildred Terry

Library will be conveyed to the MCSD.



MCSD:

The MCSD will demolish the old Sears building and will convey six

acres of vacant property to the City as follows: 3.5 acres for the City?s

swimming pool/natatorium and 2.5 acres for the City Service Center.



Notes:



The Firestone, Mildred Terry and old Sears?s properties are not a part of the

1999 SPLOST project for the Library. SPLOST funds cannot be used for

acquisition/demolition/development.



The City plans to designate the six acres site conveyed by the MCSD for its

City Service Center and Olympic swimming pool/natatorium. 1999 SPLOST funds for

these specific projects can be used for construction and associated costs.



The City and MCSD will need to have further discussion on shared parking and

shared cost between the City/MCSD for constructing a parking structure on the

City?s six acres site. This parking structure will serve as parking for the

City Service Center, the Olympic swimming pool/natatorium and the MCSD

administrative building. The MCSD building will be constructed in front of the

City Service Center building on MCSD property (not on the City?s six acres).
