An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 6100 Green Island Drive from RO (Residential Office) with Conditions

Zoning District to RMF2 (Residential Multi-Family 2) Zoning District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the same is

hereby amended by changing the aforementioned property of the following

described property from RO (Residential Office) with Conditions Zoning District

to RMF2 (Residential Multi-Family 2) Zoning District:



All that lot, tract or parcel of land situate, lying and being part of Land

Lots 84 and 85, 8th District, Columbus, Muscogee County, Georgia and being

known and designated as "5.770 Ac." on that certain map or plat entitled "Part

of Land Lots 84 & 85, 8th District, Columbus, Muscogee County, Georgia," dated

February 21, 2002, prepared by Moon, Meeks, Mason & Vinson, Inc. and recorded

in Plat Book 161, Page 188, in the Office of the Clerk of the Superior Court of

Muscogee County, Georgia and being more particularly described as follows:



To arrive at the point of beginning of the property herein described commence

at an iron stake located at the intersection of the westerly right of way

margin of River Road and the common land lot line between Land Lot 84 and Land

Lot 85, 8th District, Columbus, Muscogee County, Georgia and from said iron

stake running thence South 88 degrees 49 minutes 19 seconds West a distance of

462.99 feet to an iron stake, which iron stake marks the POINT OF BEGINNING of

the property herein described; running thence South 07 degrees 23 minutes 35

seconds East a distance of 194.58 feet to an iron stake located on the easterly

margin of Green Island Drive; running thence in a northerly direction along the

easterly margin of Green Island Drive along a curve to the right an arc

distance of 334.08 feet to an iron stake; running thence along the easterly

margin of Green Island Drive North 38 degrees 41 minutes 00 seconds West a

distance of 328.71 feet to an iron stake; running thence in a northerly

direction along the easterly margin of Green Island Drive along a curve to the

right an arc distance of 66.15 feet to an iron stake; running thence North 47

degrees 12 minutes 32 seconds East a distance of 204.0 feet to a point; running

thence North 15 degrees 12 minutes 38 seconds East a distance of 514.74 feet to

an iron stake; running thence South 46 degrees 43 minutes 07 seconds East a

distance of 162.41 feet to an iron stake; running thence North 70 degrees 58

minutes 41 seconds East a distance of 10.02 feet to iron stake; running thence

South 01 degrees 56 minutes 35 seconds East a distance of 352.13 feet to an

iron stake; running thence South 05 degrees 12 minutes 30 seconds West a

distance of 347.45 feet to an iron stake.; running thence South 14 degrees 40

minutes 47 seconds East a distance of 200.39 feet to an iron stake, which iron

stake marks the POINT OF BEGINNING.



The above-described property is being rezoned subject to the following

conditions:



1. A minimum fifteen (15) feet natural buffer shall be required along Green

Island Drive.



2. No access shall be allowed onto Green Island Drive.



3. A Type C buffer shall be required along the property line bordered by River

Knoll Condominiums, 6101 River Road.



4. A six (6) feet tall black, vinyl chain link fence shall be required along

Green Island Drive.



5. Exterior lighting shall not be directed towards Green Island Drive.

Introduced at a regular meeting of the Council of Columbus, Georgia held on the

8th day of November, 2011; introduced a second time at a regular meeting of

said Council held on the day of _______________, 2011 and adopted

at said meeting by the affirmative vote of members of said Council.
