An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 850, 904, 926, 934, 942, 1126, and 1150 Morris Road from SFR4

(Single Family Residential 2) Zoning District to LMI (Light Manufacturing /

Industrial) Zoning District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the

same is hereby amended by changing the aforementioned property from SFR4

(Single Family Residential 2) Zoning District to LMI (Light Manufacturing /

Industrial) Zoning District:



All those lots, tracts or parcels of land situate, lying and being in Columbus,

Muscogee County, Georgia, and being known and designated as all parcels (stated

above as 1126 and 1150 Morris Road), as shown on map or plat entitled ?Part of

Land Lots 111, 112, & 117, Coweta Reserve, Columbus, Muscogee County, Georgia?

as shown on a survey prepared by Hobbs Smith & Associates, Inc., dated July 28,

2009 and recorded in Plat Book 162, Folio 144 in the Office of the Clerk of the

Superior Court of Muscogee County, Georgia, to which reference is made for a

more particular description and location of said lot.



And



All those lots, tracts or parcels of land situate, lying and being in Columbus,

Muscogee County, Georgia, and being known and designated as all parcels (stated

above as 850, 904, 926, 934, and 942 Morris Road), as shown on map or plat

entitled ?Survey of Part of Land Lot 111, Coweta Reserve, Columbus, Muscogee

County, Georgia? as shown on a survey prepared by Hobbs Smith & Associates,

Inc., dated November 11, 2009 and recorded in Plat Book 162, Folio 168 in the

Office of the Clerk of the Superior Court of Muscogee County, Georgia, to which

reference is made for a more particular description and location of said lot.



The above-described property is being rezoned subject to the following

conditions:



1. An 8 feet streetscape buffer shall be maintained along the front portion

of 934 Morris Road as required by the City Arborist (as shown on Exhibit A,

attached).



2. A wood fence (as shown on Exhibit B, attached) shall be required per the

City Arborist as shown on Exhibit A (attached).

Introduced at a regular meeting of the Council of Columbus, Georgia

held on the 23rd day of July, 2013; introduced a second time at a regular

meeting of said Council held on the day of , 2013 and adopted

at said meeting by the affirmative vote of members of said Council.
