Planning Advisory Commission's Recommendation: Approval based on the fact that the

single-family residential component of the project is compatible with existing

uses.



Planning Departments Recommendation: Conditional Approval based on the fact that the proposed

development has met the Master Planned District criteria outlined in Section

2.5.6 of the Unified Development Ordinance. The recommended condition is the

development shall adhere to the characteristics of the PUD site plan and the

major amendments listed below. The applicant has offered more open space in

lieu of the requested major amendments.

Reasonableness of Request The proposed development is designed to accommodate senior

adult living.



School Impact Elementary age students would attend North Columbus Elementary (PK-5),

which has 676 students (capacity: 675). Middle School age students would

attend Veterans Memorial Middle School (6-8), which has 700 students (capacity:

650). High school age students would attend North side High School, which has

1,606 students (capacity: 1,573).



Buffer Requiremnts

The proposed development shall meet the buffer requirements for Master Planned

Developments as defined in the UDO.



Attitude of Property Owners: Thirty-four (34) property owners within 300 feet were

notified of the rezoning request. The Planning Department has received two

comments in opposition to the rezoning request.



Additional Information: The applicant is proposing to construct the Villas at Veterans,

which consists of 34 multi-family units and 28 single-family units.
