AN ORDINANCE

NO.__________



An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 2417 14th Avenue (Parcel # 029-041-041) from LMI (Light

Manufacturing and Industrial) to SFR4 (Single Family Residential 4) Zoning

District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department is hereby amended by

changing the aforementioned property from LMI (Light Manufacturing and

Industrial) to SFR4 (Single Family Residential 4) Zoning District:



Parcel One:



All that lot, tract or parcel of land lying and being in the city of Columbus,

in Muscogee County, Georgia, known and distinguished as Lot Numbered SIX (6) in

that certain Subdivision of the property of C.D. Hammond known as ?ANDESINE?,

as shown by a map or plat of said Subdivision recorded in the office of the

Clerk of the Superior Court of said County of Muscogee in Plat Book Numbered

Two (2), Folio 183, said Lot Number Six (6) hereby conveyed fronting twenty-two

(22) feet on the West side of Fourteenth Avenue and extending back there from,

of uniform width a distance of One Hundred and Fifty-four (154) feet.



Parcel Two:

All that lot, tract or parcel of land situate, lying and being in the City of

Columbus, in Muscogee County, Georgia, known and distinguished as Lot Numbered

SEVEN (7) in that certain Subdivision of the property of C.D. Hammond, known as

?ANDESINE,? as shown by a map or plat of said Subdivision of recorded in the

office of the clerk of the Superior Court of said County in Plat Book Numbered

Two (2), Folio 183, - said Lot Number 7 hereby conveyed fronting 37.5 feet on

the West side of Fourteenth Avenue and extending squarely back there from, of

uniform width, a distance of 154 feet, - and being the property on which is

located house Number 2417 Fourteenth Avenue, in Columbus, Georgia.

The above described property is being rezoned with the following conditions:

1. A variance to remove all required minimum buffer requirements as stated in

section 4.5.6 of the UDO.

Introduced at a regular meeting of the Council of Columbus, Georgia

held on the 13th day of September, 2016; introduced a second time at a regular

meeting of said Council held on the day of __ , 2016 and

adopted at said meeting by the affirmative vote of members of said

Council.
