Planning Advisory Commission's Recommendation: Approval based on the fact that it is compatible

with existing land-uses and it will not have a negative impact on the

Transportation network.



Planning Divisions Recommendation: Conditional approval based on the fact that it is consistent

with the future land-use map of the Comprehensive Plan and it is compatible

with existing land-uses. The recommended condition is: the development shall

have a stubbed-out driveway built to access the property to the south. Said

driveway shall serve as future access to said southern property, thus creating

parcel interconnectivity.

Buffer Requiremnts

The proposed development shall have a Category C buffer requirement along all

property lines bordered by the SFR2 zoning district. The 3 options under

Category C are:

1) 20 feet with a certain amount of canopy trees, understory trees, and shrubs

/ ornamental grasses per 100 linear feet

2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear

feet and a wood fence or masonry wall

3) 30 feet undisturbed natural buffer.



Attitude of Property Owners: Sixteen (16) property owners within 300 feet were notified

of the rezoning request. The Planning Department received comments opposing

the rezoning request.
