AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government of
Columbus, Georgia; this amendment changes certain boundaries of a district
located at 3832 Trask Drive and 1600 Fort Benning Road from RMF1 (Residential
Multi- Family 1) District to GC (General Commercial) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the same is
hereby amended by changing the following described property from RMF1
(Residential Multi Family 1) District to GC (General Commercial) District:
All that tract or parcel of land situated, lying and being in Muscogee County,
Georgia and being the following particularly described part of Land Lot
Numbered Eight (8) in the Seventh District of said County:
Starting on the eastern side of Fort Benning Road at an iron stake placed at
the point where the south line of said Land Lot 8 intersects the eastern line
of the right-of-way of said Fort Benning road, and running thence North 86
degrees 33 minutes East 204 8 feet to an iron stake, which last mentioned iron
stake is the point of beginning of the tract of land hereby conveyed; from said
point of beginning as thus determined running North 86 degrees 33 minutes East
600.54 feet to an iron stake; thence North 3 degrees 27 minutes West 929.9 feet
10 an iron stake; thence in a southwesterly, around a curve to the left a
radius of 603.69 feet, a distance of 449.34 feet to an iron stake, thence South
42 degrees 57 minutes West 166.5 feet to an iron stake; thence North 85 degrees
00 minutes West 217 feet to an iron stake, thence South 74 degrees west 200
feet to an iron stake on the east of the right-of-way of said Fort Benning
Road; thence South is 9 minutes east along the eastern line of the right-of-way
of said Fort Benning Road, 360 feet to an iron stake; thence North 74 degrees
51 minutes east 200 feet to an iron stake; thence South 5 degrees 9 minutes
East 33 feet to the point of beginning.
The above-described properties are being rezoned with the following conditions:
The property shall be used for the following uses only: Office, Medical and
Dental; Clinic, Medical or Dental; Laboratory, Medical or Dental; and any
accessory uses that may exist within the principal use, such as a pharmacy,
retail sales, or any combination of the principal uses. If the property is not
used as a use(s) in Condition #1, then the Columbus Consolidated Government
shall enact zoning procedures to rezone the property back to its original
designation of RMF2 (Residential Multi-Family 2).

Introduced at a regular meeting of the Council of Columbus, Georgia held on the
23rd day of February, 2010; introduced a second time at a regular meeting of
said Council held on the ______ day of ___________, 2010 and adopted at said
meeting by the affirmative vote of members of said Council.
