BOARD OF ZONING APPEALS
REGULAR MEETING - 2:00 P.M. ? JANUARY 2, 2008
The Regular Meeting of the Board of Zoning Appeals was held Wednesday, January
2, 2008 at 2:00 P.M., on the 1st Floor of the Government Center Annex in the
conference room, 420-10th Street. Mr. Billy Edwards, Board Chairman, called
the meeting to order. The board members present were:
Mr. Ralph King
Mr. Perry Borom
Mr. Wright Wade
Mr. Willie Lewis, Jr.
Also present representing the Inspections and Code Enforcement Department was
Danny Cargill, Secretary of the Board, and Jackie Goodwin, Acting-Recording
Secretary. Also, representing the Planning Department was Tracy Hall.
CASE NO. 07-V0109--GRANTED
W.W. Wade Co., LLC, 6003 Brunjes Lane, to reduce the rear yard setback
requirement from 30 ft to 20 ft for a porch. The property is zoned SFR2.
There was no opposition present for this appeal.
Mr. Wade made a motion to grant this appeal stating that. Mr. Borom seconded
the motion. Motion carried unanimously.
CASE NO. 07-V110--GRANTED
Signs Inc., 2737 Warm Springs Road, to increase the number of signs allowed
from 2 to 3. The property is zoned NC.
There was no opposition present for this appeal.
Mr. Borom made a motion to grant this appeal stating that Mr. Wade seconded
the motion. Motion carried unanimously.
CASE NO. 07-V111--GRANTED
Walter W. Mason, 1533 27th Street, to reduce the corner side yard setback
requirement from 20 ft to 1.6 ft for an addition. The property is zoned RMF1.
There was no opposition present for this appeal.
Mr. Lewis made a motion to grant the appeal Mr. Borom seconded the motion.
Motion carried unanimously.
CASE NO. 07-V112--GRANTED
Air Cool Awning, 7232 Easy Street, to reduce the side yard setback requirement
from 10 ft to 1 ft for a carport. The property is zoned SFR1.
Mr. Borom made a motion to deny this appeal stating that. Mr. Wade seconded
the motion. Motion carried unanimously.
CASE NO. 07-V113--GRANTED
Air Cool Awning, 2214 Airport Thruway, to reduce the side yard setback
requirement from 8 ft to 4 ft for a carport. The property is zoned SFR3.
There was no opposition present for this appeal.
Mr. Wade made a motion to grant this appeal stating that. Mr. Borom seconded
the motion. Motion carried unanimously.
CASE NO. 07-V114 ? 07-V117?GRANTED
William Rembert, 6829 Forest Road, Lots A-D, to reduce the minimum lot width
requirement from 75 ft to 52 ft to erect a single family residence. The
property is zoned SFR2.
There was no opposition present for this appeal
Mr. Borom made a motion to grant this request stating that there are
limitations on property space. Mr. Lewis seconded the motion. Motion carried
unanimously.
CASE NO. 07-V118--GRANTED
Weeks Construction Co., 4554 Illini Drive, to reduce the rear
yard setback requirement from 30 ft to 7 ft for a carport. The property is
zoned SFR3.
There was no opposition present to this appeal.
Mr. Borom made a motion to grant this appeal stating that they actually need
more of a setback requirement and it would enhance the neighborhood. Mr. Wade
seconded the motion. Motion carried unanimously.
CASE NO. 07-V119--GRANTED
Jeff Lindsey Communities, 7976 Nature Trail, to reduce the rear yard setback
requirement from 30 ft to 15.06 ft to erect a single family residence. The
property is zoned SFR2.
There was no opposition present for this appeal.
Mr. Wade made a motion to grant this appeal. Mr. Borom seconded the motion.
Motion carried unanimously.
CASE NO. 07-V120--GRANTED
Jordon, Jones & Goulding, 1440 Benning Drive, to reduce the front yard setback
requirement from 20 ft to 10 ft; and to reduce the corner side yard setback
requirement from 20 ft to 10 ft for a proposed redevelopment of Baker Village.
The property is zoned RMF2.
There was no other opposition presented for this appeal.
Mr. Wade made a motion to grant the request. Mr. Lewis seconded the motion.
Motion carried unanimously.
CASE TABLED FROM DECEMBER 5, 2007 MEETING:
CASE NO. 07-V107
Tadlock Signs, 2301 Airport Thruway, Unit A, to increase the number of signs
allowed from 2 to 6; and to increase the square footage requirement from 300 ft
to 638 ft. The property is zoned GC.
Mr. Borom made a motion to excuse Mr. King from the monthly meeting due to
personal business. Mr. Wade seconded the motion. Motion carried unanimously.
Mr. Wade made a motion to accept the minutes as written from the August
meeting. Mr. Borom seconded the motion. Motion carried unanimously.
There being no further business to come before the Board, the meeting adjourned
at 3:18 p.m.
