An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 1267 Alta Vista Drive from SFR2 (Single Family Residential 2)

District to SFR4 (Single Family Residential 4) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the same is

hereby amended by changing 5.75 acres of the following described property from

SFR2 (Single Family Residential 2) District to SFR4 (Single Family Residential

4) District:



Parcel A



All that tract or parcel of land lying in and being part of Land Lot

117, Coweta Reserve, Columbus, Muscogee County, Georgia being more particularly

described as follows; Begin at an iron stake marking the common comers of Lands

Lots 112, 113, 116 and 117; thence along the northerly line of Land Lot 117,

South 89 degrees 23 minutes 41 seconds East, 396.59 feet to an iron stake on

the westerly line of Alta Vista Drive; thence southeasterly along said drive,

along the arc of a counterclockwise curve (said arc having a radius of 344.62

feet and being subtended by a 137.48 foot chord bearing South 21 degrees 19

minutes 41 seconds East), 138.41 feet to an iron stake; thence leaving said

street line, South 88 degrees 52 minutes 27 seconds West, 392.88 feet to an

iron stake; thence North 21 degrees 00 minutes 43 seconds West, 149.95 feet to

an iron stake and the point of beginning; containing 1.20 acres.

All that tract or parcel of land lying in and being part of Land Lots

112 & 117, Coweta Reserve, Columbus, Muscogee County, Georgia being more

particularly described as follows; Commence at an iron stake marking the common

comers of Lands Lots 112, 113, 116 and 117; thence South 21 degrees 00 minutes

43 seconds East, 149.95 feet to an iron stake and the POINT OF BEGINNING:

thence North 88 degrees 52 minutes 27 seconds East, 392.88 feet to an iron

stake on the westerly line of Alta Vista Drive; thence southeasterly along said

drive, along the arc of a counterclockwise curve (said arc having a radius

of344.62 feet and being subtended by a 49.96 foot chord bearing South 36

degrees 59 minutes 24 seconds East), 50.0 feet to an iron stake; thence leaving

said street line, South 46 degrees 56 minutes 32 seconds West, 153.80 feet to

an iron stake; thence South 44 degrees 01 minute 25 seconds East, 130.0 feet to

an iron stake; thence South 07 degrees 19 minutes 33 seconds West, 130.16 feet

to an iron stake; thence South 41 degrees 09 minutes 08 seconds East, 350.18

feet to an iron stake on the northwesterly line of Norfolk-Southern Railroad;

thence southwesterly along said railroad, South 50 degrees 42 minutes 53

seconds West, 175.0 feet to an iron stake on the northeasterly line of

Interstate 185; thence northwesterly along said interstate, North 41 degrees 21

minutes 08 seconds West, 350.30 feet to a concrete monument; thence North 36

degrees 24 minutes 03 seconds West, 499.87 feet to a concrete monument; thence

North 20 degrees 54 minutes 57 seconds West, 72.31 feet to an iron stake;

thence leaving said street line, North 88 degrees 50 minutes 27 seconds East,

74.59 feet to an iron stake and the point of beginning; containing 4.55 acres.



The above-described properties are being rezoned with the following conditions:



1. The development shall not have ingress/egress from Morris Road.

27th day of April, 2010; introduced a second time at a regular meeting of said
