An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 1565, 1559, 1553, 1547, 1541, 1534, 1529, 1487, 1576, 1570, 1564,

1558, 1552, 1546, 1540, 1571, 1578 Antietam Drive from RMF2 (Residential Multi

Family 2) Zoning District to SFR2 (Single Family Residential 2) zoning

district.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the

same is hereby amended by changing 6.9400 acres of the following described

property from RMF2 (Residential Multi Family 2) Zoning District to SFR2 (Single

Family Residential 2) zoning district:



Lexington Hills Sections V Meets & Bounds for Lots 1215J & 10K



BEGINNING at a point located at the northwesterly corner of the intersection of

Antietam Drive and Old Cusseta Road, and from said point of the beginning

running thence north 49 degree 37 minutes 50 seconds west, along the westerly

line of Antietam Drive, a distance of 20.97 feet to an iron pin; running thence

north 22 degrees 20 minutes 30 seconds west a distance of 80.43 feet to an

point; running thence north 52 degrees 59 minutes 45 seconds west, a distance

of 1000.80 feet to an iron point; thence running south 37 degrees 00 minutes 15

seconds east, a distance of 129.78 feet to a point; thence running south 37

degrees 00 minutes 15 seconds east, ~ distance of 60.00 feet to a point; thence

running south 52 degrees 59 minutes 45 seconds west, a distance of 31.10 feet

to a point; thence running south 37 degrees 00 minutes 15 seconds, a distance

of 130.00 feet to a point; thence running south 52 degrees 59 minutes 45

seconds west, a distance of 781 feet to a point; thence running south 21

degrees 13 minutes 40 seconds east, a distance of 12.75 feet to a point; thence

running north 88 degrees 53 minutes 01 seconds, a distance of 289.45 feet to a

point located at the southwestern corner of the intersection of Antietam Drive

and Old Cusseta Road.

BEGINNING at a point located at the southwesterly comer of the lot line for

lots llJ Section IV Lexington Hills subdivision and lot 1215 J Section V

Lexington Hills and from the said point of beginning running thence north 52

degrees 59 minutes 45 seconds east, a distance of 87.59 feet to a point; thence

running north 31 degrees 19 minutes 28 seconds a distance of 37.31 feet on a 75

foot radial arc to a point; thence running north 52 degrees 32 minutes 23

seconds east, a distance of 87.73 feet on a 60 foot radial arc to a point;

thence running north 67 degrees 55 minutes 31 seconds east, a distance of 43.66

feet on a 75 foot radial arc to a point; thence running north 37 degrees 42

minutes' 44 seconds east, a distance of 44.42 feet on a 270 foot radial arc to

a point; thence running north 32 degrees 59 minutes 45 seconds east 223.43 feet

to a point; thence running north 37 degrees 00 minutes 18 seconds west, a

distance of 37.09 feet to a point; thence running south 52 degrees 59 minutes

45 seconds west, a distance 496.36 feet to a point; thence running south 37

degrees 00 minutes 14 seconds east, a distance of 129.78 feet to the point of

beginning.





BEGINNING at a point located at the northwesterly comer of the lot line for

lots K9 of Section IV of Lexington Hills subdivision and lot 10K Section V of

Lexington Hills subdivision and from the said point of beginning running thence

south 37 degrees 59 minutes 45 seconds west, a distance of 130 .00 feet to a

point; thence running north 52 degrees 59 minutes 45 seconds east, a distance

of 80.00 feet to a point; thence running north 37 degrees 00 minutes 17 seconds

west, a distance of 130.00 feet to a point; thence running south 52 degrees 59

minutes 45 seconds west, a distance 80.00 feet to the point of beginning.



The above-described properties are being rezoned with the following conditions:



The development shall be in compliance with construction permitting of the

National Pollutant Discharge and Elimination System.



Smoke and noise disclosures statements shall be included in closing information

before the sale of a home.

22nd day of March, 2011; introduced a second time at a regular meeting of said

Council held on the day of __________, 2011 and adopted at

said meeting by the affirmative vote of members of said Council.
