An Ordinance amending the Zoning Atlas of the Consolidated

Government of Columbus, Georgia; this amendment changes certain boundaries of a

district located at 4540, 4550 & 4554 Reese Road & 3747 Gentian Boulevard

(parcel 084-023-003, 084-023-001, 084-023-002 & 069-010-003) from NC

(Neighborhood Commercial) Zoning District to GC (General Commercial) with

conditions Zoning District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department is hereby

amended by changing the aforementioned property from NC (Neighborhood

Commercial) Zoning District to GC (General Commercial) with conditions Zoning

District:



Parcel One:

All that tract or parcel of Land lying and being situate in land lot 27 of the

eighth land district, County of Muscogee and City of Columbus, in the State of

Georgia; and being known and distinguished as parts of lots 3 & 4, subdivision

of the S.B. Hatcher Tract, M.M. Massey place, as the same appears upon a map or

plat of said subdivision recorded in plat book 16, folio 17, in the office of

the Clerk or Superior Court or Muscogee County, Georgia, and being more

particularly described as follows:

Begin at a concrete monument found at the intersection of the northwesterly

right-of-way line of Gentian Boulevard (80? public right-of-way) (formerly

known as Talbotton Road) with the northeasterly right-of-way line or old Reese

Road (40? public right-of-way) (formerly known as ?40? Road?) and thence go

along the Northeasterly right-of-way line of Old Reese Road North 39 degrees,

17 minutes, 57 seconds West for a distance of 54.51 feet to a ?? open top pipe

found; thence go north 36 degrees, 07 minutes, 47 seconds West for a distance

or 74.99 feet to A 3/4? Crimped top pipe found; thence go north 36 degrees, 25

minutes, 58 seconds West for a distance of 75.00 feet to A ?? crimped tip pipe

found; thence go North 36 degrees, 18 minutes, 41 seconds West for A distance

of 49.91 feet to A 1? crimped top pipe found on the Northeasterly Right-of-Way

line of Old Reese Road; thence leave said Northeasterly Right-of-Way line of

Old Reese Road; thence leave said Northeasterly Right-of-Way line and go along

the common property line with the Arthur C. Southerland property north 50

degrees, 33 minutes, 21 seconds East for A distance of 60.63 feet to A mill

spindle found; thence continue along said common property line and go north 50

degrees, 51 minutes, 58 seconds East for a distance of 117.21 feet to A ??

crimped top pipe found; thence go along the common property line with the

Midtown Village Partners, LLC property south 37 degrees, 02 minutes, 29 seconds

East for a distance of 252.58 feet to A ?? crimped tip pipe found on the

Northerly right-of-Way line of Gentian boulevard; thence go along said

northerly Right-of-way line of Gentian Boulevard; thence go along said

northerly Right-of-Way line, along A curve to the right having an Arc length of

156.95 feet and A radius of 1,166.23 feet, the chord going South 49 degrees, 01

minute, 17 seconds West for a distance of 156.83 feet to A concrete

Right-of-Way monument found; thence go south 58 degrees, 41 minutes, 34 seconds

West for A distance of 21.84 feet to the POINT OF BEGINNING.

EIGHTH LAND DISTRICT, COUNTY OF MUSCOGEE AND CITY OF COLUMBUS, IN THE STATE OF

GEORGIA; AND BEING KNOWN AND DISTINGUISHED AS PARTS OF LOTS 3 & 4, SUBDIVISION

OF THE S.B. HATCHER TRACT, M.M. MASSEY PLACE, AS THE SAME APPEARS UPON A MAP OR

The above-described property is being rezoned with the following conditions:

1. The portion of Old Reese Road that will be used for a 10-foot multi-use

trail shall be approved by the Department of Engineering to their standards.

2. The exterior of the building walls shall be of brick or masonry material

like brick and other materials for accent sections.

3. Buffering shall include a 15-foot landscape buffer along the NE or Eastern

line, between the property and Gentian Square Apartments; along the SE line of

the Property (Gentian Boulevard) the developer shall put in an 8-foot landscape

buffer; and along the SW line of the property (Reese Road), the developer shall

put in a 5-foot landscape buffer.

4. Along the NE or East line of the development, the developer will construct

an 8-foot shadow box opaque fence between the property and Gentian Square

Apartments.

5. No delivery during A.M. and P.M. peak hours.

6. Left turns out of the property on to Gentian Boulevard is prohibited to

vehicular traffic.
