AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 620 Brown Avenue from RO (Residential Office) District to GC

(General Commercial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from RO (Residential

Office) District to GC (General Commercial) District:



All that lot, tract or parcel of land situated, lying and being in Muscogee

County, Georgia and being known and designated as LOT FIFTEEN (15), REPLAT OF

WYNNTON PARK SUBDIVISION, as said Lot appears upon a map or plat of said

Subdivision recorded in the Office of the Clerk of the Superior Court of

Muscogee County, Georgia in Plat Book 1, Page 174, and being more particularly

described as follows, to-wit:



Beginning at an iron pin on the southerly line of Heard Street at the

easternmost point of the curve formed by the intersection of Heard Street and

the east line of Brown Avenue; running thence east along the south line of

Heard Street, a distance of 124.60 feet to an iron pin; running thence south

along the line dividing lots 15 and 16 in said subdivision, a distance of 60.20

feet to an iron pin; running thence west along the line dividing lots 14 and 15

in said subdivision, a distance of 150 feet to an iron pin located on the east

line on Brown Avenue: running thence north along the east line of Brown Avenue,

a distance of 35.40 feet to an iron pin; thence continuing north and northeast

along the curve formed by the intersection of Brown Avenue and Heard Street a

distance of 39.64 feet to the point of beginning.



The above-described property is being rezoned with the following condition:



If the property subject to rezoning ceases to be used for a pest control

business for a period of six months, then the Planning Division shall initiate

a rezoning to Residential-Office (R-O).

Introduced at a regular meeting of the Council of Columbus, Georgia held on the

12th day of February, 2008; introduced a second time at a regular meeting of
