An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 2970 Glenbrook Drive and property between the aforementioned

property and I-185 from SFR2 (Single Family Residential 2) District to NC

(Neighborhood Commercial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from SFR2 (Single Family

Residential 2) District to NC (Neighborhood Commercial) District:



All that tract or parcel of land lying and being in Land Lot 31, 8th District,

and in Land Lot 95, Coweta Reserve, Muscogee County, Georgia and being more

particularly described as follows:



Commence at an iron stake at the intersection of the southern right-of-way line

of Glenbrook Drive and the western right-of-way line of I-185 and thence

running S 22 degrees 45 minutes 26 seconds E along the western right-of-way

line of I-185 a distance of 151.40 feet to an iron stake; thence running N 89

degrees 49 minutes W a distance of 110.0 feet to an iron stake; thence running

N 00 degrees 11 minutes W a distance of 140.0 feet to an iron stake located on

the southern right-of-way line of Glenbrook Drive; thence running N 89 degrees

49 minutes E a distance of 48.10 feet to the iron stake that marks the point

of beginning.



The above-described property is being rezoned with the following conditions:



1. If the properties subject to rezoning are disturbed, the property owner

shall only be permitted to improve the southernmost strip of the properties,

abutting the campus known as Cross Country Office Park, with pavement and curb

and gutter for parking so long as such improvements do not extend more than

twenty-two (22) feet into the properties, as shown on the attached site plan.



2. The property owner shall landscape the property and maintain same, and

install, maintain, and repair fencing around the outer boundaries of the

surrounding properties.



3. The property owner shall install hedge-type landscaping at the end of the

parking area to screen parking from view from the surrounding properties.



4. The property owner shall not install vertical improvement within the

boundaries of the properties, except as set forth in the aforementioned

conditions.

12th day of August, 2008; introduced a second time at a regular meeting of said

Council held on the ___ day of __________, 2008 and adopted at said meeting
