An Ordinance amending the Zoning Atlas of the Consolidated Government of
Columbus, Georgia; this amendment changes certain boundaries of a district
located at 302, 342, 352 Bragg Smith Street and 2055, 2057 Cusseta Road from
RMF2 (Residential Multi-Family 2) District to RMF1 (Residential Multi-Family 1)
District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department be, and the same is
hereby amended by changing 5 acres of the following described property from
RMF2 (Residential Multi-Family 2) District to RMF1 (Residential Multi-Family 1)
District:
All that lot, tract or parcel of land situate, lying in Columbus, Muscogee
County, Georgia, being known and designated as all of lot numbered five (5), in
block lettered ?D?, of the re-survey of east view subdivision for the Jordan
Company, as shown on that certain map or plat of survey recorded in Deed Book
134, Folio 315, in the Office of the Clerk of Superior Court of Muscogee
County, Georgia; said lot being more particularly described as follows;
Beginning at an iron stake on the Southeastern side of Bragg Smith Street at
the Northwestern corner of Lot Numbered Six (6), in said block, running thence
Southwesterly along said side of said street a distance of 83.7 feet, more or
less, to an iron stake, thence around the curve formed by the intersection of
said side of said street with the Cusseta road a distance of 38.5 feet, more or
less, to an iron stake; thence East 96.4 feet to an iron stake at the
Southwesterly corner of said lot numbered six; thence northwesterly 96.6 feet,
more or less, along the dividing line between said lots numbered five and six,
to the point of the beginning.
Located upon said lots is dwelling numbered 302 and 342 Bragg Smith Street,
according to the present system for numbering dwellings.
All that certain tract or parcel of land lying and being Muscogee County,
Georgia about 2 1/4 miles south of Columbus on the Cusseta and Lumpkin Road ?
fronting on the Cusseta Road 25 feet, more or less, running east 145 feet, more
or less, running north 25 feet, more or less, running West to the beginning
point 146 feet, more or less. Bounded on the north by the lands of George King,
and on the south by the lands of Susan Munningham, and on the east by the lands
of The Jordan company, and on the west by the Cusseta and Lumpkin Road. Said
property has an address of 2055 Cusseta Road ? Parcel ID# 041003006 according
to the present system of numbering in Columbus, Georgia.
The property above described is hereby conveyed subject to all valid and
enforceable restrictive covenants and easements of record applicable thereto;
and subject, also, to all valid and enforceable zoning ordinances and
regulations applicable thereto as long as said ordinances and regulations
remain in force and effect.
The following described tract or parcel of land lying and being in said County
about 2 1/4 miles South of Columbus on the Cusseta and Lumpkin Road ? fronting
on the Cusseta Road 67 1/2 feet more or less, running back North 146 feet, more
or less, running south 56 feet, more or less, running West to the beginning
point 146 feet, more or less. Bounded on the north by the lands of George King,
and on the south by the lands of D.A. Andrews and on the west by the Cusseta
and Lumpkin Road. All as shown in Deed Book 16, Page 406, in the Office of the
Clerk of the Superior Court of Muscogee County, Georgia. Said property has an
address of 0 Cusseta Road ? Parcel ID# 041003007 according to the present
system of numbering in Columbus, Georgia.
The is the same property conveyed to Lottie K. McPherson and Minnie Ebron by
Administratix?s Deed dated May 30, 2001 and being recorded in Deed Book 5974,
Page 206 in the Office of the Clerk of the Superior Court of Muscogee County,
Georgia.
All that lot, tract of parcel of land, situate, lying and being in the State of
Georgia, County of Muscogee and City of Columbus, being known and distinguished
as All OF LOT TWENTY-FIVE (25) of BLOCK ?D? of the resurvey of Eastview
Subdivision, according to a map or plat of said subdivision recorded in the
Office of the Clerk of Superior Court of Muscogee County, Georgia, in Deed Book
134, Folio 315, to which reference is made for specific dimensions and location
of said Lot 25. Situated upon said property is dwelling numbered 352 Bragg
Smith, 2055 and 2057 Cusseta Road according to the present numbering of houses
in Columbus, Georgia.
The property above described is hereby conveyed subject to all valid and
enforceable restrictive covenants and easements of record applicable thereto;
and subject, also, to all valid and enforceable zoning ordinances and
regulations applicable thereto as long as said ordinances and regulations
remain in force and effect.
