An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 6001 Warm Springs Road from RE1 (Residential Estate1)/ RO

(Residential Office w/conditions) to RO (Residential Office w/conditions)

zoning district.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and the same is

hereby amended by 13.025 acres of the following described property from RE1

(Residential Estate1)/ RO (Residential Office w/conditions) to RO (Residential

Office w/conditions) zoning district:



Part of Land Lots 30, 31 and 34, 9th District, Columbus, Muscogee County,

Georgia, being more particularly described as follows:



Beginning at an iron pin at the intersection of the Northwesterly Right-of-Way

line of Warm Springs Road with the Northeasterly Right-of-Way line of Blackmon

Road, and run thence North 66 degrees 24 minutes 12 seconds West, along the

Northeasterly Right ?of-Way line of Blackmon Road a distance of 517.38 feet to

an iron pin; thence run North 23 degrees 36 minutes 27 seconds East, a distance

of 300.00 feet to an iron pin; thence run South 66 degrees 23 minutes 49

seconds East, a distance of 304.06 feet to an iron pin; thence run North 59

degrees 54 minutes 52 seconds East, a distance of 721.78 feet to an iron pin;

thence run North 03 degrees 15 minutes 01 second West, a distance of228.06 feet

to an iron pin; thence run North 85 degrees 59 minutes 06 seconds East, a

distance of 378.81 feet to an iron pin; thence run South 04 degrees 00 minutes

54 seconds East, a distance of292.45 feet to an iron pin; thence run along a

curve to the left having a radius of 331.00 feet, an arc distance of 134.58

feet to an iron pin on the Northwesterly Right ?of-Way line of Warm Springs

Road; thence run along the Northwesterly Right-of-Way line of Warm Springs Road

along a curve to the left, having a radius of5571.30 feet an arc distance

of217.70 feet to an iron pin; thence continue along the Northwesterly Right ?

of-Way line of Warm Springs Road, South 60 degrees 02 minutes 25 seconds West,

a distance of219.00 feet to an iron pin; thence continue along the

Northwesterly Right-of? Way line of Warm Springs Road, South 59 degrees 56

minutes 44 seconds West a distance of 681.93 feet to an iron pin at the Point

of Beginning. Containing 13.025 acres.



The above-described property is being rezoned with the following conditions:

1) All lots not fronting on a public street shall front on a

private street.

2) Side setbacks shall apply to end units only.

3) Rear setbacks shall be a minimum of 25 feet.

4) A Home Owners Association shall be established for this property.
