An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located 2517 & 2523 Riverside Drive (parcel # 007-011-010, 007-011-012) from
RMF2 (Residential Multi-family 2) Zoning District to RMF1 (Residential
Multi-family 1) Zoning District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Department is hereby
amended by changing the aforementioned property from RMF2 (Residential
Multi-family 2) Zoning District to RMF1 (Residential Multi-family 1) Zoning
District:
Parcel One:
All those lots, tracts and parcels of land situate, lying and being in the
State of Georgia County of Muscogee and City of Columbus, and being known and
designated as Part of Lots 19, 20, and 21, Riverside survey, and being shown on
a map or plat entitled ?Part Lots 15, 16, 17, 18, 19, 20, & 21, Riverside
survey? prepared by Abram Siegel, C.E., on October 27 , 1958, said map or plat
being recorded in Plat Book 20, page 116, in the office of the Clerk of the
Superior Court of Muscogee County, Georgia, the property herein conveyed being
more particularly described as follows, to wit: Beginning at an iron stake on
the westerly line of Riverside Drive, which iron stake is located 279.18 feet
northwesterly from the northwest corner of the intersection of 25th street with
riverside Drive and thence running south 54 degrees 16 minutes west, a distance
or 100.82 feet to an iron stake; thence north 42 degrees 06 minutes west, a
distance of 133.42 feet to an iron stake; thence north 88 degrees 41 minutes
east, a distance of 150 feet to an iron stake situated on the west line of
Riverside Drive; thence south 23 degrees 22 minutes east, a distance of 42 feet
to an iron stake; thence south 43 degrees 03 minutes east, a distance of 6.85
feet to the point of beginning, as shown on the above mentioned map or plat.
Parcel Two:
All those lots, tracts and parcels of land situate, lying and being in the
State of Georgia County of Muscogee and City of Columbus, and being known and
designated as Part of Lots 19, 20, and 21, Riverside survey, and being shown on
a map or plat entitled ?Part Lots 15, 16, 17, 18, 19, 20, & 21, Riverside
survey? prepared by Abram Siegel, C.E., on October 27 , 1958, said map or plat
being recorded in Plat Book 20, page 116, in the office of the Clerk of the
Superior Court of Muscogee County, Georgia, the property herein conveyed being
more particularly described as follows:
Beginning at an iron stake on the Westerly line of Riverside Drive which iron
stake is located 237.18 feet Northwesterly from the Northwest corner of the
intersection of 25th Street with Riverside Drive and thence running South 54
degrees 16 minutes West a distance of 100.82 feet to an iron stake; thence
North 43 degrees 03 minutes West a distance of 42 feet to an iron stake; thence
North 54 degrees 15 minutes East a distance or 100.82 feet to an iron stake
situated on the West line of Riverside Drive, thence South 43 degrees 03
minutes East a distance of 42 feet to the point of beginning, as shown on the
above mentioned map or plat.
The above-described property is being rezoned with the following conditions:
1. The category A buffer requirements of the UDO are waved for this residential
property on all parcel lines that abut GC zoning districts.
