AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 4002, 4012, 4014, and 4016 2nd Avenue and 4005 3rd Avenue from RMF1

(Residential Multi-family 1) District to RO (Residential-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from RMF1 (Residential

Multi-family 1) District to RO (Residential-Office) District:



All that lot, tract or parcel of land being situate, lying and being in the

State of Georgia, County of Muscogee, and City of Columbus, and being known and

designated as ALL OF LOTS LETTERED ?A? and ?B? in BLOCK NUMBERED SEVENTEEN (17)

of that certain subdivision of land known as NORTH HIGHLAND LAND IMPROVEMENT

AND MANUFACTURING COMPANY property, as said lot is shown upon a map or plat of

said property made by J.L. Cowan, dated December 10, 1890 and amended July,

1899.



Commencing at a point on the east margin of 2nd Avenue, at the northeast corner

of the intersection of 2nd Avenue and 40th Street; thence running North and

along the east margin of 2nd Avenue, a distance of 100 feet; thence running

East a distance of 151.5 feet; thence running South a distance of 100 feet to

the north margin of 40th Street; thence running West a distance of 150 feet to

the POINT OF BEGINNING.



And



All that lot, tract or parcel of land being situate, lying and being in the

State of Georgia, County of Muscogee, and City of Columbus, and being known and

designated as ALL OF LOT LETTERED ?C? in BLOCK NUMBERED SEVENTEEN (17) of that

certain subdivision of land known as NORTH HIGHLAND LAND IMPROVEMENT AND

MANUFACTURING COMPANY property, as said lot is shown upon a map or plat of said

property made by J.L. Cowan, dated December 10, 1890 and amended July, 1899.



Commencing at a point on the east margin of 2nd Avenue, at the northeast corner

of the intersection of 2nd Avenue and 40th Street; thence running North and

along the east margin of 2nd Avenue, a distance of 100 feet for the POINT OF

BEGINNING; thence running East a distance of 153.5 feet; thence running North a

distance of 50 feet; thence running West a distance of 153.5 feet to the East

side of 2nd Avenue; thence running South along 2nd Avenue a distance of 50 feet

to the POINT OF BEGINNING.



And



All that lot, tract or parcel of land being situate, lying and being in the

State of Georgia, County of Muscogee, and City of Columbus, and being known and

designated as ALL OF LOT NUMBERED ELEVEN (11) in BLOCK NUMBERED SEVENTEEN (17)

of that certain subdivision of land known as NORTH HIGHLAND LAND IMPROVEMENT

AND MANUFACTURING COMPANY property, as said lot is shown upon a map or plat of

said property made by J.L. Cowan, dated December 10, 1890 and amended July,

1899.

of that certain subdivision of land known as NORTH HIGHLAND LAND IMPROVEMENT

AND MANUFACTURING COMPANY property, as said lot is shown upon a map or plat of

said property made by J.L. Cowan, dated December 10, 1890 and amended July,

1899.



Commencing at a point on the east margin of 2nd Avenue, at the northeast corner

of the intersection of 2nd Avenue and 40th Street; thence running North and

along the east margin of 2nd Avenue, a distance of 200 feet for the POINT OF

BEGINNING; thence running East a distance of 150 feet; thence running North a

distance of 50 feet; thence running West a distance of 150 feet to the East

side of 2nd Avenue; thence running South along 2nd Avenue a distance of 50 feet

to the POINT OF BEGINNING.





And



All that lot, tract or parcel of land being situate, lying and being in the

State of Georgia, County of Muscogee, and City of Columbus, and being known and

designated as ALL OF LOT NUMBERED TWELVE (12) in BLOCK NUMBERED SEVENTEEN (17)

of that certain subdivision of land known as NORTH HIGHLAND LAND IMPROVEMENT

AND MANUFACTURING COMPANY property, as said lot is shown upon a map or plat of

said property made by J.L. Cowan, dated December 10, 1890 and amended July,

1899.



Beginning at the northwest intersection of 3rd Avenue and 40th Street and

thence running North along 3rd Avenue, a distance of 50 feet; thence running

West a distance of 150 feet; thence running South a distance of 50 feet to 40th

Street; thence running East along 40th Street a distance of 150 feet to the

POINT OF BEGINNING.



The above-described properties are being rezoned with the following condition:



(1) No direct access shall be permitted to 2nd Avenue.

the 14th day of March, 2006; introduced a second time at a regular meeting of

said Council held on the day of , 2006 and adopted at said
