AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 2116 and 2126 Warm Springs Road from NC (Neighborhood Commercial)

District to GC (General Commercial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from NC (Neighborhood

Commercial) District to GC (General Commercial) District:



All that tract or parcel of land lying in and being a part of Land Lot 53 of

the 8th District, City of Columbus, Muscogee County, Georgia and being more

particularly described as follows:



To find the TRUE POINT OF BEGINNING commence at a concrete monument found at

the easterly end of a right-of-way miter found at the intersection of the

southwesterly right-of-way line of Hilton Avenue and the southeasterly

right-of-way line of Warm Springs Road; thence proceed along said right-of-way

line of Hilton Avenue South 33 degrees 28 minutes 19 seconds East for a

distance of 134.93 feet to a ? inch rebar found, thence South 34 degrees 16

minutes 08 seconds East for a distance of 68.12 feet to an iron pin set; thence

South 34 degrees 16 minutes 08 seconds East for a distance of 86.82 feet to a ?

inch rebar; thence leaving said right-of-way line proceed South 49 degrees 07

minutes 21 seconds West for a distance of 283.65 feet to a 1 inch crimp pipe

found; thence South 49 degrees 07 minutes 21 seconds West for a distance of

32.81 feet to an iron pin set, said iron pin set being the TRUE POINT OF

BEGINNING.



From the TRUE POINT OF BEGINNING as thus established proceed South 49 degrees

35 minutes 52 seconds West for a distance of 131.74 feet to a 1 inch crimp pipe

found; thence North 49 degrees 17 minutes 33 seconds West for a distance of

255.28 feet to a concrete monument found lying on the southerly right-of-way

line of Warm Springs Road; thence North 42 degrees 11 minutes 35 seconds East

for a distance of 129.17 feet to an iron pin set; thence South 49 degrees 30

minutes 27 seconds East for a distance of 253.17 feet to an iron pin set;

thence South 49 degrees 31 minutes 53 seconds East for a distance of 19.13 feet

to an iron pin set; said iron pin set being the TRUE POINT OF BEGINNING.



And

32.81 feet to an iron pin set; thence North 49 degrees 31 minutes 53 seconds

West for a distance of 19.13 feet to an iron pin set, said iron pin set being

the TRUE POINT OF BEGINNING.



From the TRUE POINT OF BEGINNING as thus established proceed North 49 degrees

30 minutes 27 seconds West for a distance of 253.17 feet to an iron pin set on

the southerly right-of-way line of Warm Springs Road; thence continuing along

said right-of-way line proceed North 42 degrees 09 minutes 30 seconds East for

a distance of 34.01 to a point; thence leaving said right-of-way line proceed

South 49 degrees 30 minutes 27 seconds East for a distance of 247.25 feet to a

point; thence South 32 degrees 14 minutes 25 seconds West for a distance of

34.36 feet to an iron pin set, said iron pin set being the TRUE POINT OF

BEGINNING.
